Halifax July Home Sales Range From $410 To $840 Amid Trust Transfers

HALIFAX -- Ten deeds were recorded in Halifax during the four-week period ending Aug. 1, with sale prices ranging from $410 to $840 among the six transactions that disclosed consideration. The remaining four filings were transfers between family members into or out of trusts, none of which listed a sale price.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 10 transfers involving Halifax properties between July 3 and Aug. 1. Six listed a disclosed sale price, ranging from $410 to $840, with a median of $626. The other four were transfers within the same family — individuals moving property into personal trusts — and did not include a sale price. Because 40 percent of the period's filings were non-arm's-length family transfers rather than open-market sales, the six disclosed-price transactions offer the clearest picture of market-rate activity for the period.

TOP SALES 60 Thompson St., Lot 1, sold for $840, the highest disclosed price of the period. BLR Built LLC sold the property to Ryan and Victoria Holman. 20 Aldana Rd. sold for $669. Grant W. and Geraldine A. Presby sold the property to Michael C.B. and Vanessa E. Burke. 236 Thompson St. sold for $630. Edward and Jessica Wronski sold the property to Harold L. Dunn IV. 53 Colby Dr. sold for $623. Laurie and Joseph Owen Wynne Sr. sold the property to Sean Wilson. 83 McClelland Rd. sold for $450. The Gould Family Revocable Trust, with David A. Gould as trustee, was the seller of record; no buyer was listed in the deed data.

NEIGHBORHOOD BREAKDOWN Thompson Street accounted for two of the period's sales — 236 Thompson St. at $630 and 60 Thompson St., Lot 1, at $840 — the only street with more than one transaction in the dataset. The remaining sales and transfers were spread across individual streets with no other overlap: Danson Lane, South Street, Oak Street, Colby Drive, Madison Road, Aldana Road and Firefley Road each had a single recorded filing.

MARKET NOTES Four of the 10 filings — at 6 Danson Lane, 387 South St., 29 Firefley Rd. and 188 Oak St. — were transfers among family members rather than open-market sales. Three moved property from individual owners into trusts held by those same individuals: Michael and Kathleen Ballerini transferred 6 Danson Lane to themselves as trustees; Martin and Sheila Langelier did the same at 387 South St.; and Stephen and Michele Walley transferred 29 Firefley Rd. into a trust in their own names. At 188 Oak St., Erica A. Beaudry and Erica A. Walling — appearing to be the same person under two names — transferred the property to Beaudry alone. None of these four filings included a sale price, which is typical for deed data on transfers that don't involve a market transaction.
