Halifax Home Prices Hold Steady Near $625,000 Median In September

HALIFAX -- Five properties changed hands at recorded prices in Halifax between Aug. 28 and Sept. 26, while six additional transfers for nominal consideration, many involving trusts, were also recorded at the Plymouth County Registry of Deeds.

MARKET OVERVIEW

The registry recorded 11 total property transfers in Halifax during the period, but only five carried a disclosed sale price. Those five sales ranged from $497,000 to $825,000, with a median sale price of $625,000. The remaining six transfers were recorded for nominal consideration, typically $1 or $10, and are not counted toward the price range or median. With five priced sales in a four-week span, the period reflects modest but steady transaction volume; the raw count alone does not indicate whether the market is especially active or quiet.

TOP SALES

The highest-priced sale was 2 Bourne Dr., which sold for $825,000 on Aug. 31. David Bradshaw and Kendra Bradshaw sold the property to Sean Edward Leary and Kali Stewart. The second-highest sale was 11 Baker St., which sold for $700,000 on Sept. 9; Jeanne A. Poulin sold to Zahra Williams and Dwain Williams. At 159 Walnut St., Andrew Dibiase and Ryan John Sullivan sold to Brandyn Martin for $625,000 on Sept. 4. At 23 Paradise Ln. Ext., Mary Chase Hanks sold to Rose E. Stoffers and Jared A. Reinow for $603,000 on Sept. 3. The fifth priced sale, 93 Annawon Dr., sold for $497,000 on Sept. 4; Brandyn J. Martin and Tara Goss sold to Zachary Ralph and Zachary Hunter. Brandyn Martin appears as both a buyer, at Walnut Street, and a seller, at Annawon Drive, in transactions recorded the same week.

No street recorded more than one priced sale during the period, so transactions are grouped by price tier. One sale fell under $500,000: 93 Annawon Dr. at $497,000. Two sales fell in the $500,000-to-$700,000 range: 23 Paradise Ln. Ext. at $603,000 and 159 Walnut St. at $625,000. Two sales exceeded $700,000: 11 Baker St. at $700,000 and 2 Bourne Dr. at $825,000.

MARKET NOTES

Six of the 11 recorded transfers, more than half, carried nominal consideration rather than a disclosed market price. Several of those show a shared surname or trust language between grantor and grantee, consistent with a family or trust transfer: 12 Headwaters Dr. (Brown to Brown TR), 21 Tenth Ave. (Polleys to Polleys Family Trust), 320 South St. (Fernandes to Fernandes Trust) and 10 Orchard Cir. (Driscoll to Driscoll TR). Two nominal-consideration transfers, 15 McClelland Rd. and 28 White Island Rd., do not show a shared surname or trust name linking grantor and grantee.
