Three priced sales anchor Halifax deed activity as nominal transfers dominate count

HALIFAX -- Plymouth County Registry of Deeds records show 10 property transfers recorded in Halifax during the period, but just three carried a market sale price, with the rest recorded as nominal-consideration transfers, many appearing to move property within the same family or into a trust.

MARKET OVERVIEW Ten deeds were recorded in Halifax between Sept. 4 and Sept. 15, 2026, but only three included a market sale price: $497,000, $625,000 and $700,000. The median among those three sales is $625,000. The other seven transfers were recorded for nominal consideration, typically under $10,000, a token amount that does not reflect market value and is excluded from the price range and median. With just three priced sales in the dataset, the period shows limited transaction volume by raw count, though the prevalence of nominal transfers suggests routine estate and trust paperwork activity alongside the open-market sales.

TOP SALES The highest-priced sale was 11 Baker St., which sold for $700,000 on Sept. 9. Seller Jeanne A. Poulin transferred the property to Zahra Williams and Dwain Williams; bed, bath and square footage figures were not available in deed records. The second-highest sale was 159 Walnut St., which sold for $625,000 on Sept. 4. Sellers Andrew Dibiase and Ryan John Sullivan transferred the property to Brandyn Martin. The third sale was 93 Annawon Dr., which sold for $497,000 on Sept. 4. Sellers Brandyn J. Martin and Tara Goss transferred the property to Zachary Ralph and Zachary Hunter. Notably, Brandyn Martin appears as the buyer on the Walnut Street sale and the seller on the Annawon Drive sale, the same day.

NEIGHBORHOOD BREAKDOWN With only three priced sales, no street-level clustering pattern emerges; each priced sale occurred at a different address. By price tier, all three priced sales fall in the $497,000 to $700,000 range, with none above $1 million and none below $497,000. The remaining seven transfers, at Headwaters Drive, Ninth Avenue, Tenth Avenue, McClelland Road, South Street and Orchard Circle, as well as one listed without a street address, were recorded for nominal consideration and are not included in price-based groupings.

MARKET NOTES Seven of the 10 recorded transfers, 70%, carried nominal consideration rather than a market price. Several of these show a shared surname or trust designation between grantor and grantee, including transfers at Headwaters Drive (Brown to Brown, as trustees), Tenth Avenue (Polleys to Polleys Family Trust), South Street (Fernandes to Fernandes Trust) and Orchard Circle (Driscoll to Driscoll, as trustees), consistent with property moving into a trust or among family members. The Ninth Avenue transfer (Schindler and Rogers to Schindler) and the Ahlman/Rudnicki transfer also list matching names between seller and buyer. The McClelland Road transfer, from Patrice Howie to Kelly and Kevin Kane, does not share a surname or trust designation in the available names. No square footage, bedroom or bathroom data was available for any transaction, so no price-per-square-foot comparisons can be made this period.
