Hanover Sale Prices Span $200,000 to $710,000 in July

HANOVER -- Four Hanover properties changed hands with recorded sale prices between July 6 and July 14, while six additional deed transfers recorded in the same period involved nominal consideration and reflect transfers within family trusts rather than market sales.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 10 property transfers in Hanover between July 3 and August 1, but only four carried a market sale price. Those four sales ranged from $200,000 to $710,000, with a median sale price of $564,950. The remaining six transfers were nominal-consideration filings, each moving under $10,000 and tied to trust or individual-name changes rather than open-market transactions. With only four priced sales recorded, the period reflects limited market activity based on the raw count alone; additional prices may still post to the registry for transfers recorded without consideration data.

TOP SALES 305 Hanover St. sold for $710,000 on July 7. Seller Albert J. Nogler and Lisa Nogler conveyed the property to buyers Christopher Howell and Rachel Howell. 113 Bradford Rd. sold for $625,000 on July 9. Sellers Jon and Jessica Nassif conveyed the property to buyers Cameron and Alison Drew. 250 Main St. sold for $504,900 on July 7. The property was conveyed by Richard D. Uloth, through attorney Kimberly A. Uloth, to buyer Dova Properties Inc. 53 Franklin Rd. sold for $200,000 on July 14. Seller John J. Downey conveyed the property to buyer Foundation Holdings LLC.

NEIGHBORHOOD BREAKDOWN Three of the four priced sales fell in the $500,000 to $1 million range: 305 Hanover St. ($710,000), 113 Bradford Rd. ($625,000) and 250 Main St. ($504,900). One sale, 53 Franklin Rd. at $200,000, fell under the $500,000 mark. Franklin Road saw two separate deed filings this period: the $200,000 sale at 53 Franklin Rd. and a nominal-consideration trust transfer at 70 Franklin Rd., where sellers William Farrell and William V. Farrell conveyed the property to William V. Farrell, as trustee, and Gina M. Caruso, as trustee. No other street had more than one recorded transfer.

Baldinelli, trustee, and a family trust), 987 Broadway (Christopher Walsh and Kiriaki Fotiadis to themselves as trustees), 70 Franklin Rd. (noted above), 570 Whiting St. (Paul M. Spitz and Karen L. Spitz to themselves as trustees), and 168 Myrtle St. (Katy Lynne Hamilton to herself as trustee and the Hamilton Revocable Trust). These filings are not counted in the price range or median above.
