Hanson Home Sales Hold Steady With $545,000 Median Price in September

HANSON -- Twelve property transfers recorded at the Plymouth County Registry of Deeds between Aug. 28 and Sept. 26 included six sales with recorded prices ranging from $117,500 to $740,000, alongside six transfers listed at nominal consideration that are not market sales.

MARKET OVERVIEW Six of the 12 recorded transfers carried a sale price, ranging from $117,500 to $740,000, with a median of $545,000. The remaining six transfers were recorded at nominal consideration, typically $1 to $10, and are not counted toward the price range or median. Based on six priced sales in a roughly four-week window, the period shows modest but steady transaction volume; the raw count alone does not indicate whether conditions favor buyers or sellers.

TOP SALES The highest-priced transaction was 361 County Rd, which sold for $740,000 on Sept. 3. Sellers were Pamela J. Berglund and the estate of Margaree Brasill; buyers were David W. Garfield and Paula Killion. At 113 Andrew Ln, the property sold for $720,000 on Aug. 31, with Matthew Delpapa as seller and Andrew and Jocelyn Glynn as buyers. 56 Milford St sold for $550,000 on Aug. 31; sellers were Jocelyn A. Bates and Andrew J. Glynn, and buyers were Aimee Martelle and Jack Kaetzer. At 158 Bay State Cir, the sale price was $540,000 on Sept. 3, with Martha and Anthony Delmonaco as sellers and Renan Dacruz Wernke and Luana Defarias Wernke as buyers. 58 Carriage Rd sold for $440,000 on Aug. 31; the seller was the Joanne E. Hern Living Trust, with Lisa Hern Silvester as trustee, and the buyer was Allison Tower. Beds, baths and square footage were not available in the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale this period. By price tier, two sales fell under $500,000: a $117,500 transfer to the Town of Hanson and its Conservation Commission, and the $440,000 sale on Carriage Rd. Four sales fell between $500,000 and $1 million: Bay State Circle, Milford Street, Andrew Lane and County Road. No sales exceeded $1 million.

MARKET NOTES Six of the 12 transfers, half the period's activity, were recorded at nominal consideration rather than as market sales. Several of these nominal transfers involved trust entities by name, including the SM Mendonza Irrevocable Home Trust, the Susan A. Ban Revocable and Irrevocable Trusts, and the Sheehan Family Protection Trust, indicating internal trust restructurings rather than open-market transactions. One priced sale, the $117,500 transfer, involved the Town of Hanson and its Conservation Commission as buyer, rather than a private purchaser.
