HANSON -- Plymouth County Registry of Deeds records show four properties changed hands for market-rate prices in Hanson between July 10 and Aug. 8, with the top sale reaching $800,000 on State Street. Five additional recorded deeds in the same period carried only nominal consideration and are not counted as sales.

MARKET OVERVIEW

The registry recorded nine deed transfers for Hanson addresses during the period, but five carried nominal consideration (commonly $1 or $10) and are excluded from price figures. Among the four transactions with a recorded sale price, prices ranged from $450,000 to $800,000, with a median sale price of $612,500. Four sales in a roughly four-week window is a modest sample; the raw count alone does not point to unusually high or low activity without a prior period for comparison.

TOP SALES

The highest-priced sale was 258 State St., which sold for $800,000 on July 15. The sellers were Sarah E. Gabriel and Lauren A. Wheeler, both listed as trustees; the buyer was Douglas Dibona. Bed, bath and square footage figures were not available in the deed data.

The second-highest sale was 822 Whitman St., which sold for $625,000 on July 10. The sellers were Dian L. Black and the estate of Pauline Gertrude Black; the buyers were Liza M. Telford and Ryan Lenane.

733 Monponsett St. sold for $600,000 on July 17. The seller was Kevin Perkins, trustee of the Monponsett Realty Trust; the buyers were Erick Gene Almeida and Raiane Demelo Ferreira.

A Hanson property listed without a specific street address sold for $450,000 on July 13. The sellers were Scott A. Siereveld and David A. Siereveld; the buyers were Kelsey A. Croghan and Stephen J. Croghan III.

NEIGHBORHOOD BREAKDOWN

Whitman Street had two recorded deeds in the period: the $625,000 sale at 822 Whitman St. and a nominal-consideration transfer at 61 Whitman St. involving Eversource Gas Co. of Mass. and Eversource Energy as sellers and the Town of Hanson as buyer. State Street also had two deeds: the $800,000 sale at 258 State St. and a nominal-consideration transfer at 571 State St. between Chad A. Whiting and Chad A. Whiting and Kelley M. Whiting, a shared-surname transfer. The remaining priced sales, at Monponsett Street and an unspecified Hanson address, did not share streets with other transactions in the period.

By price tier among the four market sales: one sale fell under $500,000 (the $450,000 transaction); two fell in the $500,000-to-$1 million range at $600,000 and $625,000; and one, at $800,000, also fell within that same range, making all four priced sales span $450,000 to $800,000 with none exceeding $1 million.

MARKET NOTES

Five of the nine Hanson deeds recorded in this period carried nominal consideration rather than a market sale price. Several of those show shared surnames or trust designations consistent with family or trust-related transfers: 571 State St. (Whiting to Whiting), 59 Winter Ter. (Hawe and Cosgrove to Hawe, with trustee designations), 218 Crescent St. (Turini, with an estate as co-seller, to Turini) and 23 Reed St. (Re and Sedensky to a trustee and the Reed Street Irrevocable Trust). A separate nominal-consideration transfer at 61 Whitman St. moved a utility-held interest from Eversource Gas Co. of Mass. and Eversource Energy to the Town of Hanson. No bedroom, bathroom or square-footage data was available in the deed records for any transaction this period, so price-per-square-foot comparisons could not be calculated. Deed data also does not distinguish single-family, condominium or multi-family property types, so no property-type breakdown is reported.
