Hingham Home Prices Cluster Near $960 Among Rare Disclosed Sales

HINGHAM -- Nine properties changed hands in Hingham between Aug. 7 and Sept. 5, but sale prices were disclosed for just three of those transactions, limiting a full picture of the period's market activity.

MARKET OVERVIEW Nine sales were recorded during the four-week period, all dated between Aug. 10 and Aug. 12. Sale prices were disclosed in only three of the nine deeds, ranging from $820 to $962, with a median of $960 among that group. The remaining six transfers listed no consideration amount, which is common for deed records and does not necessarily indicate a change in ownership terms. Because two-thirds of the period's transactions lack price data, the raw count of nine sales cannot, on its own, be characterized as more or less active than a typical period; a fuller read on market tone would require price data currently unavailable in this dataset.

TOP SALES The highest-priced transaction was 1154 Main St., which sold for $962 on Aug. 10. Sellers M. Scott Knox and Heather A. Knox transferred the property to buyers Gregory Horth and Sophia Horth. 20 Colonial Rd. sold for $960 on Aug. 10. Sellers D. Craig Smith and Glenn R. Smith, as trustees, transferred the property to buyer Ryan Patrick Stuebe. 371 Gardner St. sold for $820 on Aug. 11. Seller Roland A. Bourdon III, as trustee, transferred the property to buyer Jonathan McGaha. The remaining six transfers recorded during the period, at 44 Floret Cir. (Unit 4B3, Building 4, Meadows Condominium), 2 Crooked Meadow Ln., 10 Alden Rd., 1029 Main St., 12 Weathervane Ct. and 67 Bonnie Brier Cir., listed no sale price.

NEIGHBORHOOD BREAKDOWN Main Street was the only street with more than one recorded transfer in this period: 1029 Main St. (price not disclosed, sold Aug. 11) and 1154 Main St. ($962, sold Aug. 10). All other addresses, Floret Circle, Crooked Meadow Lane, Alden Road, Gardner Street, Colonial Road, Weathervane Court and Bonnie Brier Circle, each recorded a single transfer during the period. Among the three disclosed-price sales, two clustered close together, 1154 Main St. at $962 and 20 Colonial Rd. at $960, while 371 Gardner St. sold for less, at $820. No price tier could be established for the six properties without disclosed sale prices.

MARKET NOTES Five of the nine recorded transfers, at 2 Crooked Meadow Ln., 10 Alden Rd., 1029 Main St., 12 Weathervane Ct. and 67 Bonnie Brier Cir., listed a seller and buyer sharing the same surname, consistent with family or trust-related transfers. None of those five deeds disclosed a sale price. A sixth transfer, at 44 Floret Cir., moved from one set of individual sellers to buyers listed as trustees, though the surnames differ. One transfer, at 44 Floret Cir., involved a unit within the Meadows Condominium complex; the other eight were recorded as single-address properties without condominium designations.
