HULL -- Nine deeds recorded at the Plymouth County Registry of Deeds between Sept. 11 and Oct. 10 show six properties changing hands with a recorded sale price, led by a $1,625,000 transaction on Summit Avenue, while three other transfers carried only nominal consideration tied to family or trust arrangements.
MARKET OVERVIEW
Six of the nine recorded deeds carried a market sale price, ranging from $410,000 to $1,625,000. The median sale price among those six was $607,500. The remaining three deeds were nominal-consideration transfers, recorded for $10,000 or less, and are not counted in the price range or median. With six priced sales recorded over roughly a month, the data set is too small to characterize the period as particularly active or quiet relative to any baseline; it simply reflects the deeds filed in this window.
TOP SALES
The highest-priced sale was 2 Summit Ave, which sold for $1,625,000 on Sept. 18. Seller Coreen S. Krysler sold to John Fanning and John Fanning, trustee.
84 Newport Rd sold for $765,000 on Sept. 18. Sellers Kristine M. Bingham and Kristine M. Shipps sold to Jamison Charles Schroeder and Erica Schroeder.
188 Cadish Ave sold for $700,000 on Sept. 11. Seller was listed as Cecile Lasoff, trustee, and the Cadish Avenue Realty Trust; buyers were Christopher M. Lincoln and Kathryn A. Black.
63 Halvorsen Ave sold for $515,000 on Sept. 18. Sellers Stephen M. McQuaid and the estate of Dorothy Mary McQuaid sold to Candice W. Shoemaker and Laura S. Shoemaker.
14 L St sold for $506,000 on Sept. 18. Sellers Grace Ward Baker, trustee, and Les L. Hoiberg, trustee, sold to Michael A. Petrocelli II and Sara Jelenffy.
Bed, bath and square-footage figures were not available from the deed data for any of these transactions.
NEIGHBORHOOD BREAKDOWN
Massasoit Avenue saw two recorded deeds in the period: 44 Massasoit Ave sold for $410,000 on Sept. 17, while 7 Massasoit Ave was transferred for nominal consideration on Sept. 21 from Rosario and Josephine Mazza to Rosario T. Mazza, trustee, and Josephine Mazza, trustee, a transfer consistent with a trust arrangement given the shared surname and trustee designations.
By price tier among the six priced sales: one sale fell under $500,000 (44 Massasoit Ave, $410,000); four sales fell between $500,000 and $1 million (14 L St, 63 Halvorsen Ave, 188 Cadish Ave and 84 Newport Rd); and one sale exceeded $1 million (2 Summit Ave, $1,625,000).
MARKET NOTES
Three of the nine recorded deeds were nominal-consideration transfers rather than market sales. Two show matching surnames between grantor and grantee combined with trustee or trust language: the Erin M. Cody transfer into the Erin M. Cody Revocable Trust on Sept. 21, and the 7 Massasoit Ave transfer into trustee ownership by Rosario and Josephine Mazza on Sept. 21. A third, at 27 Prospect Ave on Sept. 16, transferred from Christopher J. Agostino to Christopher J. Agostino and Alexis Susan Agostino, also sharing a surname.
Among the priced sales, two involved an estate as seller: 63 Halvorsen Ave listed the estate of Dorothy Mary McQuaid, and 44 Massasoit Ave listed the estate of Kevin J. Donovan. No square-footage data was available in the deed records to calculate price-per-square-foot figures or assess property-type mix for this period.
