Just one of 10 Duxbury property sales discloses price in July

DUXBURY -- Ten property transfers were recorded at the Plymouth County Registry of Deeds for Duxbury addresses between July 3 and Aug. 1, but only one of the ten deeds listed a sale price, leaving most of the period's market activity undocumented in terms of value.

MARKET OVERVIEW Ten sales were recorded during the period. Of those, nine listed no consideration amount, and one — 216 Autumn Ave., recorded July 8 — listed a price of $920. Because only a single transaction disclosed a dollar figure, that $920 figure also stands as both the low and high end of the disclosed range and the "median" of the disclosed data, but it does not represent a meaningful market price range or median for the month. Whether the period was active or quiet cannot be determined from price data alone; based on raw count, 10 recorded transfers occurred at Duxbury addresses over the four-week span, without a prior-month total in this dataset for comparison.

TOP SALES Only one of the 10 recorded transfers included a disclosed sale price, so a ranked list of top sales by price cannot be produced from this data. NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer during the period. On Teakettle Lane, the property at 88 Teakettle changed hands twice on the same day, July 9: Watermark LLC sold to Maurizio and Jennifer DiGiovanni, and Maurizio DiGiovanni and Jennifer Bowe DiGiovanni, as trustees, then sold the same address to Mark and Jessica Greenfield. On West Street, two separate Moore family trusts each transferred a property to William and Elizabeth Calder on July 9: the Robert E. Moore Jr. Trust conveyed 0 West St., and the Carolyn C. Moore Trust conveyed 711 West St. The remaining six transfers — at 20 Tinkers Ledge Rd., 19 Priscilla Ave., 216 Autumn Ave., 39 Old Cove Rd., 9 Bristol Dr. and 5 Old Coach Way — were each the only recorded transfer on their respective streets during the period.

MARKET NOTES No bedroom, bathroom, square-footage or property-type data was available from the deed records, so no per-square-foot or property-type comparisons can be made. Four of the 10 transfers appear to be transfers within the same family or to a trust held by the same individuals, based on matching names between grantor and grantee: 19 Priscilla Ave. (John Malolepszy to Mary and John Malolepszy), 39 Old Cove Rd. This pattern — an owner transferring property into a trust, or property moving among family members — is common in deed records and does not indicate a change in market value. The William and Elizabeth Calder transactions on West Street and the two-transfer chain on Teakettle Lane were the only instances in this dataset of a single buyer or a single address appearing more than once.
