DUXBURY -- Four properties changed hands at recorded prices between $920,000 and $2,235,000 during the four weeks ending Aug. 1, while five additional transfers recorded only nominal consideration, pointing to a mix of family and trust-related property moves alongside standard market sales.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine property transfers in Duxbury for the period. Of those, four carried a recorded sale price, ranging from $920,000 to $2,235,000, with a median of $1,530,000. The remaining five entries were nominal-consideration transfers and are not counted toward the price range or median. TOP SALES The highest-priced sale was 88 Teakettle Lane, which sold for $2,235,000 on July 9. Sellers Maurizio DiGiovanni and Jennifer Bowe DiGiovanni, acting as trustees, conveyed the property to Mark and Jessica Greenfield.

20 Tinkers Ledge Road sold for $1,560,000 on July 10. Jane A. Chaisson and Scott S. Chaisson sold the property to David Vincent Golia II and Brieana Hernandez Golia.

711 West Street sold for $1,500,000 on July 9. Carolyn C. Moore, as trustee of the Carolyn C. Moore Trust, sold the property to William and Elizabeth Calder.

216 Autumn Avenue sold for $920,000 on July 8. Erin L. Johnson and Kirsten L. Dudley, as trustees, sold the property to Joseph and Jillian Buckley.

NEIGHBORHOOD BREAKDOWN West Street saw two recorded transfers on the same day, July 9: the $1,500,000 sale of 711 West Street and a nominal-consideration transfer of 0 West Street, both involving sellers from the Moore family trusts and buyers William and Elizabeth Calder.
