Kingston Home Prices Hold Near $515,000 Median in September Sales

KINGSTON -- Five Kingston properties sold with recorded prices between Sept. 4 and Oct. 3, with values clustering tightly between $500,000 and $630,000, according to deeds recorded at the Plymouth County Registry of Deeds.

MARKET OVERVIEW

The registry recorded nine total deed transfers for Kingston properties during the period. Five represented market sales with recorded prices, ranging from $500,000 to $630,000, with a median sale price of $515,000. The remaining four transfers were nominal-consideration transfers and are not counted in the price range or median. Five completed sales in a one-month span is a modest total on its own, pointing to a relatively quiet month for market activity, even as deed volume overall reached nine recordings.

4 Cole St sold for $500,000 on Sept. 15. Richard J. Setaro TR and Geraldine C. Setaro TR sold the property to Preston Horner TR and Cole Horner TR.

Elm Street saw two of the month's five priced sales: 142 Elm St at $630,000 and 350 Elm St at $514,000, the only street with more than one recorded market sale. By price tier, three sales fell in the $500,000 to $600,000 range: 4 Cole St ($500,000), 350 Elm St ($514,000) and 9 Maple St ($515,000). Two sales exceeded $600,000: 20 Nelson St ($612,500) and 142 Elm St ($630,000). No sales in the dataset were priced below $500,000.

Bed, bath and square footage figures were not available in the deed data, so no price-per-square-foot comparisons can be made this period. In each case, the grantor and grantee names matched, with the grantee listed as "TR," indicating property moving into a trust held by the same individuals who previously owned it directly.
