Lakeville Home Prices Show Narrow Range in Late Summer Deed Filings

LAKEVILLE -- Eight properties changed hands in Lakeville between Aug. 7 and Sept. 5, according to deeds recorded at the Plymouth County Registry of Deeds. Four of the transactions disclosed a sale price, ranging from $225 to $865, while the other four did not list a consideration amount, a common feature of deed filings.

MARKET OVERVIEW Eight sales were recorded during the four-week period. Of those, four listed a disclosed sale price and four did not. Among the disclosed sales, prices ranged from $225 to $865, with a median of $497. With half the period's transactions carrying no listed price, the raw sales count alone does not support a characterization of the period as active or quiet.

TOP SALES The highest-priced recorded sale was 32 County St., which sold Aug. 14 for $865. The seller was listed as Heidi A. Ricciarelli, also recorded as Heidi A. Petrowicz, and the buyer as Michael Carvalho.

The second-highest was 135 Bedford St., which sold Aug. 12 for $559. Jack Michael Walleston was the seller; Janice Gooden and Jamie Gray were the buyers.

A third property, listed in deed records only as "Lakeville, MA" without a specific street address, sold Aug. 14 for $435. The sellers were Frank Mark and Lydia M. Lowe; the buyers were Andrew Tarbox and Scott Tarbox.

The fourth disclosed sale was 10 Fern Ave., which sold Aug. 10 for $225. The seller was listed as P J Keating Co., also recorded as HTTA PJ Keating Co., and the buyer as Briggs Landing LLC.

NEIGHBORHOOD BREAKDOWN No two recorded sales in this period shared a street name; transactions were spread across County Street, Bedford Street, Nemasket Drive, Mullein Hill Drive, Pickens Street, Fern Avenue and Harrison Avenue. Grouped by disclosed price, two sales fell under $500: 10 Fern Ave. at $225 and the undisclosed-address Lakeville property at $435. Two sales fell between $500 and $1,000: 135 Bedford St. at $559 and 32 County St. at $865. The four remaining properties, at 2 Nemasket Dr., 16 Mullein Hill Dr., 83 Pickens St. and 16 Harrison Ave., did not disclose a sale price.

MARKET NOTES Four of the eight recorded transactions were transfers of property from an individual owner into a trust bearing the same or a related family name: Lisa Koontz to Lisa Koontz, trustee, and the Lisa Koontz Living Trust at 2 Nemasket Dr.; Pallavi M. Jhaveri to Mona J. Doshi, trustee, and the Pallavi M. Jhaveri Irrevocable Trust at 16 Mullein Hill Dr.; Heather A. and Matthew T. Pauliks to Heather Alice Pauliks and Thomas Pauliks, as trustees, at 83 Pickens St.; and Denise M. Sherman to Denise M. Sherman, trustee, and the Denise M. Sherman Trust at 16 Harrison Ave. None of these four transfers listed a sale price.

The Fern Avenue transaction differed from the rest of the period's sales in that it involved a corporate seller, P J Keating Co., and a corporate buyer, Briggs Landing LLC, rather than individual parties. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report and are omitted accordingly.
