Four Lakeville sales carry disclosed prices as trust transfers dominate deed records

LAKEVILLE -- Of the dozen property transfers recorded at the Plymouth County Registry of Deeds for Lakeville between Sept. 11 and Oct. 10, only four carried a disclosed sale price, while eight were nominal-consideration transfers, many involving family trusts, that do not reflect open-market activity.

MARKET OVERVIEW

Twelve property transfers were recorded in Lakeville during the period. Of those, four were market sales with a recorded price, ranging from $190,000 to $815,000, with a median of $630,500. The remaining eight transfers were recorded for nominal consideration under $10,000, a token amount used for non-sale transfers such as trust or estate transfers, and are not included in the price range or median. With only four priced sales, the period reflects limited open-market transaction volume for Lakeville based on the raw count alone.

TOP SALES

The highest-priced transaction was 5 Daniel Rd., which sold for $815,000 on Sept. 14. The sellers were Michael Zine Jr. and Taryn R. Zine; the buyers were Jonathan J. Rich and Kelly J. Rich. Bed, bath and square footage figures were not available.

The second-highest sale was 2 Bettys Neck Rd., which sold for $660,000 on Sept. 17. The sellers were Matthew J. Vareika and Nicole A. Vareika; the buyer was Michael Coward.

The third sale was 46 Old Powder House Rd., which sold for $601,000 on Sept. 24. The seller was Nicholas Joseph Field; the buyers were Jeremy Yelle and Magdalene Mann.

The fourth and lowest-priced sale was 73 Kingman St., which sold for $190,000 on Sept. 21. The seller was listed as the estate of Theresa L. Kidd and Robin T. Haddad; no buyer name was provided in the deed record.

NEIGHBORHOOD BREAKDOWN

No street in the period's deed records had more than one priced sale, so transactions are grouped by price tier. Under $500,000: 73 Kingman St. at $190,000. Between $500,000 and $1 million: 46 Old Powder House Rd. at $601,000, 2 Bettys Neck Rd. at $660,000 and 5 Daniel Rd. at $815,000. No priced sale in the period exceeded $1 million.

Separately, eight addresses, including 20 Rush Pond Rd., 11 Bells Brook Rd., 16 Belle Brook Rd., 11 W. Of the 12 recorded transfers, eight carried grantor or grantee names that included "TR" or "Trust" designations, among them the Susan Mary Aukstikalnis Revocable Living Trust, the Sandra L. Quelle Living Trust, the County Revocable Trust, the Paul N. Gazzara Jr. Trust, the David Patrick Walker Irrevocable Trust and the Thomas J. Hoffer Revocable Trust. These were recorded for nominal consideration, consistent with transfers into or within a trust rather than arm's-length sales. Bed, bath and square footage data were not available for any of the period's transfers, so no price-per-square-foot comparisons can be made.
