Marshfield Deed Prices Cluster Tightly Between $600 And $905 In August

MARSHFIELD -- The Plymouth County Registry of Deeds recorded eight property transfers in Marshfield between Aug. 7 and Sept. 5, but sale prices were disclosed in only five of those transactions, limiting a full picture of the month's market activity.

Eight sales were recorded during the period. Among the five transactions with a disclosed consideration amount, prices ranged from $600 to $905, with a median of $689. The remaining three transfers, all involving family members or trusts, carried no disclosed price. Eight recorded transfers is a modest volume for a four-week period, and with more than a third of transactions lacking price data, the raw count alone does not support a broader read on whether the month was active or quiet.

The highest recorded consideration was $905 for a property on Ireland Road, sold Aug. 13 by Gary Michael Bednarz and Varina Marie Bednarz to Bethany Lee Lucas and Seth Robert Wulsin. A property on Ryders Lane sold for $760 on Aug. 7, with Christine Nader, trustee, and Ryders Lane Realty Trust as sellers and John and Patricia Muldoon as buyers. A Plain Street property sold for $689 on Aug. 7, transferred from Finch LLC to Ford Place LLC. A Careswell Street property sold for $660 on Aug. 7, with JA Careswell LLC selling to Conor and Mollie Healy. The lowest disclosed sale, $600, closed Aug. 13 with Biagini Inc. and Daniel L. Biagini as sellers and Timothy and Lindsey Lee Gray as buyers; no street address was listed for that transfer in the deed record.

NEIGHBORHOOD BREAKDOWN

No two sales in the period shared a street name; the eight transfers were spread across Ireland Road, Saginaw Avenue, Carlton Road, Flagler Drive, Ryders Lane, Plain Street, Careswell Street and one unlisted Marshfield address. Grouped by disclosed sale price, three transactions fell under $700 (Careswell Street at $660, Plain Street at $689, and the unlisted address at $600), one fell between $700 and $800 (Ryders Lane at $760), and one exceeded $800 (Ireland Road at $905). No disclosed-price data exists for the remaining three sales on Saginaw Avenue, Carlton Road and Flagler Drive.
