Marshfield home prices hold near $775,000 median in September sales

MARSHFIELD -- Five Marshfield properties changed hands for recorded market prices during the period covering September 4 through October 3, while five additional transfers recorded in the same window were nominal-consideration transactions, not sales, as owners moved properties into trusts.

MARKET OVERVIEW Ten deeds were recorded in Marshfield during the period, but only five carried a market sale price; the other five were nominal-consideration transfers under $10,000 and are not counted toward price figures. Among the five priced sales, prices ranged from $750,000 to $1,200,000, with a median sale price of $775,000. Five sales in a one-month window is a modest count on its own, and with half of all recorded deeds reflecting nominal transfers rather than arm's-length sales, the data shows limited market-rate turnover for the period.

TOP SALES The highest-priced transaction was 22 Seth Sprague Drive, which sold for $1,200,000 on September 4. Sellers Thomas Elliot Dion and Kelly B. Dion transferred the property to buyers Taylor J. Faszcza and Cara K. Faszcza. The remaining four priced sales clustered in the $750,000-to-$795,000 range. At 766 Ocean Street, sellers Stephen J. Driscoll Sr. and Jacqueline Driscoll, both named as trustees, sold to Elizabeth and Timothy Nicosia for $795,000 on September 8. At 670 Webster Street, Heather A. Degnan, trustee of the Kinsman Family Irrevocable Trust, sold to Jack Fleming and Catherine Sullivan for $775,000 on September 9. At 1115 Forest Street, trustees Angelyn M. Cochran and Leigh S. McDonald sold to Tyler Chase and Kaitlyn O'Connor for $760,000 on September 4. At 29 Carolina Trail, Stacey Anne English sold to Matthew and Jennifer Knightly for $750,000 on September 9.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded deed during the period. Seth Sprague Drive had both the month's top sale, 22 Seth Sprague Drive at $1,200,000, and a nominal-consideration transfer at 33 Seth Sprague Drive. Ocean Street likewise had one priced sale, 766 Ocean Street at $795,000, alongside a nominal-consideration transfer at 1001 Ocean Street. By price tier, four of the five market sales fell between $500,000 and $1 million: 750,000 dollars (Carolina Trail), 760,000 dollars (Forest Street), 775,000 dollars (Webster Street) and 795,000 dollars (Ocean Street). One sale, Seth Sprague Drive at $1.2 million, exceeded $1 million. No sales were recorded under $500,000.

MARKET NOTES Beds, baths and square footage were not available in the deed records for any property, so no price-per-square-foot comparisons can be made this period.
