Marshfield Sale Prices Span $439,000 to $1.16 Million in Late Summer

MARSHFIELD -- Plymouth County Registry of Deeds records show a wide price spread among Marshfield home sales recorded in late August and September, with one Summer Street property fetching $1,160,000 while a sale on Acorn Street closed at $439,000.

MARKET OVERVIEW Twelve deeds were recorded in Marshfield from Aug. 28 through Sept. 26, 2026, according to Plymouth County Registry of Deeds data. Five of those 12 transfers listed only nominal consideration under $10,000 and are not market sales; they are excluded from the price figures below. Among the seven transfers with a recorded sale price, values ranged from $439,000 to $1,160,000, with a median of $925,000. With just seven priced sales in the dataset, the sample is limited for drawing broader conclusions about market pace.

TOP SALES The highest-priced sale was 807 Summer St., which sold for $1,160,000 on Aug. 28. Joanne Marie Hess and William Walter Hess sold the property to Jackson Taylor Wetherbee and Heron Alyssa Stames.

At 64 Ashburton Ave., a property sold for $1,050,000 on Aug. 28. The seller was listed as Jane E. Massey, trustee, and the Massey Family Revocable Trust; the buyer was Carol A. Molina, trustee, and a revocable trust.

155 Quincy Ave. sold for $975,000 on Aug. 31. Marshfield OP LLC sold the property to Sean Barber.

170 Meadowview St. sold for $925,000 on Aug. 28. The seller was Joseph M. Santos, trustee, and the Meadowview Realty Trust; the buyer was Peter Wildes and Kathryn Wildes.

90 Statesman Ter. sold for $825,000 on Aug. 28. Scott M. Gillespie and Ann Gillespie sold the property to Brett E. Brown and Brandon A. Brown.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one priced sale, so transactions are grouped by price tier. Under $500,000: one sale, 152 Acorn St. at $439,000, sold by S Properties LLC to Jean Jacques Gabanelle and Anne Gabanelle. Between $500,000 and $1 million: four sales, including 39 Everett St. at $615,000, 90 Statesman Ter. at $825,000, 170 Meadowview St. at $925,000 and 155 Quincy Ave. at $975,000. Above $1 million: two sales, 64 Ashburton Ave. at $1,050,000 and 807 Summer St. at $1,160,000.

MARKET NOTES Five of the 12 recorded deeds were nominal-consideration transfers rather than market sales: 65 Seaview Ave., 11 Pershing Rd., 6 Peregrine White Dr., 16 Howes Brook Rd. and 316 Plymouth Ave. In each case, the buyer and seller names share a surname or include a trust designation, such as the transfer of 11 Pershing Rd. from Steven E. Marmaud and Dawn Marie Marmaud to Steven E. Marmaud alone, or 316 Plymouth Ave. moving from Helen L. Wilson to "Wilson Helen L TR." These patterns are consistent with transfers into or within family or trust ownership structures. Two of the seven priced sales, 152 Acorn St. and 155 Quincy Ave., involved limited liability companies as sellers. No bedroom, bathroom or square-footage data was available in the registry records for any property in this period, so no price-per-square-foot comparisons could be made.
