Two Marion sales top $1 million as half of deeds carry no price

MARION -- Eight property transfers were recorded at the Plymouth County Registry of Deeds for Marion between Sept. 11 and Oct. 10, with two sales topping $1 million even as half the month's recorded deeds carried no sale price.

MARKET OVERVIEW Eight transfers were recorded during the period. Of those, four carried a recorded sale price, ranging from $200,000 to $1,300,000, with a median of $875,000. The remaining four entries were recorded for nominal consideration, typically $1 or $10, and are not counted as market sales. Four recorded sales in a month is a modest sample; price not yet available for the other half of the period's transfers, which is common for recently recorded deeds and should appear in registry data within about a week.

TOP SALES The highest-priced transaction was 635 Mill St, Lot 2, which sold for $1,300,000 on Sept. 16. The seller was listed as Jay E. Hiller Jr., trustee, and PNH Realty Trust; the buyer was Mill LLC. Beds, baths and square footage were not available in deed records.

The second-highest sale was 62 Olde Knoll Road, which sold for $1,075,000 on Sept. 30. The sellers were Lorna F. Eames, trustee, and Jennifer F. Eames, trustee; the buyers were Derek Jameson Gale and Celia Dyer Gale.

6 Taunton Ave. sold for $675,000 on Sept. 18. The sellers were Timothy Crombleholme and Peggy Crombleholme; the buyer was Ann Simmons.

0 Wilson Road, Lot 24, sold for $200,000 on Sept. 23. The sellers were Mario Casamassima and Denise Harjjar Casamassima; the buyers were JIJ Properties Inc. and Perkins Properties Inc.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale this period, so sales are grouped by price tier. Under $500,000: one sale, the $200,000 transfer of 0 Wilson Road, Lot 24. Between $500,000 and $1 million: one sale, 6 Taunton Ave. at $675,000. Above $1 million: two sales, 62 Olde Knoll Road at $1,075,000 and 635 Mill St., Lot 2, at $1,300,000. The four nominal-consideration transfers were recorded on Olde Knoll Road's listed parcel area (a separate unaddressed Marion entry), Ichabod Lane, Front Street and Spring Street.

MARKET NOTES Half of the period's recorded deeds, four of eight, were nominal-consideration transfers rather than market sales. Two of those four involved names with "TR" or "Trust" designations on both sides of the transaction: the Front Street transfer between Peter Wiemeyer, trustee, and Elaine A. Wiemeyer, trustee, and the recipients listed as Wiemeyer Trustee and Peter Wiemeyer Trustee; and the unaddressed entry involving BNY Mellon, trustee, and the Talbot Baker Jr. Trust on the seller side, with Edward B. Baker, trustee, and Front Street Realty Trust as buyers. The Ichabod Lane and Spring Street nominal transfers also show shared surnames between grantor and grantee (Treichler and Forker, respectively). Among the four priced sales, two buyers were listed as corporate entities, JIJ Properties Inc./Perkins Properties Inc. on the Wilson Road parcel and Mill LLC on the Mill Street property, while the Olde Knoll Road and Taunton Avenue sales involved individual buyers. No square footage, bedroom or bathroom data was available in any deed record this period, so price-per-square-foot and property-type comparisons cannot be made.
