Norwell disclosed sale prices span just $500 to $950 this period

NORWELL -- Ten property transfers were recorded in Norwell during the four weeks ending Aug. 22, according to Plymouth County Registry of Deeds records, but only half of those transactions disclosed a sale price.

MARKET OVERVIEW The registry recorded 10 deed transfers in Norwell between July 24 and July 31. Of those, five listed a disclosed consideration amount, ranging from $500 to $950, with a median of $730. The other five transfers, including one trust-to-trust conveyance with no listed address, did not disclose a sale price in the deed record. With half the month's transactions carrying no disclosed price, the raw count of 10 transfers offers only a partial picture of sales activity.

TOP SALES The highest disclosed sale was 147 Forest St., which sold for $950 on July 30. Sellers Christopher J. Bell and Mariana Creatini transferred the property to buyers Bernard Laniel and Johanne Giannuzzi. The second-highest was 17 Old Meeting House Lane, which sold for $901 on July 31; sellers Deborah A. Kearney and Mary P. Kearney transferred it to Richard Esposto Jr. and Adrienne Esposto. At 177 High St., Rahul Chauhan and Kalpna Singh sold to Charanya Rajagopalan and Ravi Kishore Janjanam for $730 on July 24. At 95 Tiffany Rd., David Bauer and Molly Bauer sold to Sean Patrick Irving and Meghan Elizabeth Caffrey for $720 on July 27. The lowest disclosed sale was 262 Mt Blue St., which sold for $500 on July 31; sellers Charles K. McKitrick and Rosemary McKitrick transferred the property to Trigoss Homes LLC.

NEIGHBORHOOD BREAKDOWN No street recorded more than one transfer during the period, so sales are grouped here by disclosed price tier. In the $500-$699 range, one sale was recorded: 262 Mt Blue St. at $500. In the $700-$799 range, two sales were recorded: 95 Tiffany Rd. at $720 and 177 High St. at $730. In the $900-$950 range, two sales were recorded: 17 Old Meeting House Lane at $901 and 147 Forest St. at $950. The remaining five transfers, at 11 Hoop Pole Lane, 78 Stony Brook Lane, 169 Circuit St., 341 Lincoln St. and an unaddressed Norwell parcel, did not disclose a price.

MARKET NOTES Deed records do not include bedroom, bathroom or square-footage data for these transfers, so no price-per-square-foot comparison is available. One buyer in the period was a limited liability company, Trigoss Homes LLC, which acquired 262 Mt Blue St.; the remaining nine transfers were between individuals or couples. Two entries show the same names on both sides of separate transactions: David Bauer and Molly Bauer sold 95 Tiffany Rd. on July 27 and are listed as buyers of 341 Lincoln St., also recorded July 27, though that second transfer did not disclose a price. Separately, one transfer recorded July 28 involved no street address and no disclosed price: Mark Vanburen Cleveland and Elizabeth O. Cleveland, both listed as trustees, transferred the property to Mark Vanburen Cleveland and Elizabeth O. Heckman, also listed as trustees, a trust-to-trust transfer within the same family name.
