Nominal Transfers Outnumber Priced Sales in Lakeville's Latest Deed Filings

LAKEVILLE -- Plymouth County Registry of Deeds records show eight property transfers in Lakeville between Sept. 4 and Oct. 3, but only two carried a recorded sale price, with the rest logged as nominal-consideration transfers rather than market transactions.

MARKET OVERVIEW Eight deeds were recorded for Lakeville properties during the period. Of those, six were nominal-consideration transfers, meaning they recorded a token amount, often $1 or $10, and do not reflect market value. Only two transfers carried an actual recorded sale price: $320,000 and $1,275,000. Based on those two figures, the median is $797,500. Because just two of the eight recorded transfers represent priced, arm's-length sales, the period reads as quiet for measurable market activity, even though total deed volume was moderate.

TOP SALES The two transfers with recorded prices were the only sales in the period. The highest was 123 Nelsons Grove Road, which sold for $1,275,000 on Sept. 10; sellers were Thomas S. Rogers Tr. and Tina C. Rogers Tr., and the buyer was Andrea L. Gabriele. Bed, bath and square footage figures were not available. The second was 13 Woodland Drive, which sold for $320,000 on Sept. 4; the seller was Spencer R. Harrison, and the buyers were Dylan Joseph Holdsworth and Samantha Holdsworth. No additional priced sales were recorded in this period.

NEIGHBORHOOD BREAKDOWN Churchill Road saw two transfers, at 30 and 32 Churchill Road, both recorded Sept. 9 as nominal-consideration transfers with Vicki J. Nurse as seller and David C. Nurse Tr. and Vicki J. Nurse Tr. as buyers. No other street had more than one recorded transfer. Outside Churchill Road, individual transfers were recorded at 123 Nelsons Grove Road, a Hanrahan-family property with no listed street address beyond "Lakeville," 7 Pine Bluff, 18 Hemlock Shore Road, 13 Woodland Drive and 11 First Avenue. With only two priced sales, a price-tier breakdown is not meaningful for this period: the $320,000 sale falls under $500,000, and the $1,275,000 sale falls over $1 million, with no sales recorded in between.

MARKET NOTES Six of the eight recorded transfers, or 75%, were nominal-consideration transfers rather than priced sales. Several of those show buyer names with "TR" matching the seller's surname, including Hanrahan, Armstrong, Nurse and Storer, indicating the properties were moved into trusts held by the same individuals who had been the sellers of record. The 11 First Avenue transfer, also nominal-consideration, involved sellers Sandra I. Newman and Francis J. Lucey Jr. and buyer Robert A. Lucey, a shared surname between one seller and the buyer.
