West Bridgewater's Priciest Sale Hits $745 as Median Holds at $615

WEST BRIDGEWATER -- Twelve properties changed hands in West Bridgewater between July 24 and Aug. 22, according to deeds recorded at the Plymouth County Registry of Deeds. The highest-priced sale, a $745 transfer on Progressive Avenue, led a month in which a quarter of all recorded transactions carried no disclosed sale price.

MARKET OVERVIEW Nine of the 12 recorded deeds included a disclosed sale price, ranging from $350 to $745, with a median of $615. The other three transactions were recorded without a sale price, a pattern common for deed transfers that are not standard arm's-length sales. Twelve recorded deeds over the four-week period is a modest but steady volume based on the raw count alone, with disclosed-price sales clustered fairly tightly between $540 and $722.

TOP SALES The month's highest recorded price was $745, for 43 Progressive Ave, sold Aug. 14. The sellers were Federico and Yolanda Rodriguez; the buyers were Yaovi Jondoh and Ceara Tavares Jondoh.

260 Crescent St sold for $722 on Aug. 7. The sellers were Stephen McMahon and Colleen Kelley, both listed as trustees; the buyers were David and Meghan Collins.

42 Brooks Pl sold for $640 on Aug. 11. The sellers were William L. Flynn III and Julie Flynn; the buyer was Keawana Hollins.

3 Marisa Dr sold for $635 on Aug. 6. The seller was Megan Connolly Fitzgerald; the buyers were Kristen E. Kelly and Christopher Josie.

21 Shaw Ave sold for $615 on Aug. 5. The seller was Peter Gureckis, listed as trustee; the buyers were Leo Kiley and Kristy Shipulski, both listed as trustees.

NEIGHBORHOOD BREAKDOWN Jeffrey Drive was the only street with more than one recorded transaction: 5 Jeffrey Dr sold for $350 on Aug. 14, from Norton Land Co LLC to J A D Builders Inc, and 1 Jeffrey Dr, sold Aug. 5 from Boston Signature Builders Inc to Rodney D. Heger and Linda A. Mihos Abreu, carried no disclosed price. No other street had more than one recorded sale in the period.

By price tier among the nine disclosed sales: two sold under $500,000 (272 River St at $445 and 5 Jeffrey Dr at $350); five sold between $500,000 and $700,000 (20 West St at $540, 121 Prospect St at $589, 21 Shaw Ave at $615, 3 Marisa Dr at $635 and 42 Brooks Pl at $640); and two sold above $700,000 (260 Crescent St at $722 and 43 Progressive Ave at $745).

MARKET NOTES Three of the 12 recorded transactions, 21 Grant St, 18 Hartshorn St and 1 Jeffrey Dr, had no disclosed sale price. Two of those, 21 Grant St and 18 Hartshorn St, involved a grantor and grantee sharing the same surname, consistent with family or trust reassignments rather than open-market sales: Christine A. Altieri and Victor Palmieri transferred 21 Grant St to Christine A. Altieri and Victor Palmieri, both listed as trustees, and Barbara Weatherbee transferred 18 Hartshorn St to herself and Sherry Cerasuolo, listed as trustee.

Corporate or LLC entities appeared as a party in four of the 12 deeds: Norton Land Co LLC and J A D Builders Inc at 5 Jeffrey Dr, Boston Signature Builders Inc at 1 Jeffrey Dr, and West Street LLC as buyer of 20 West St from Kimberly Perrault. Bedroom, bathroom and square-footage figures were not available in the deed records for any property in this period.
