West Bridgewater home prices span $350,000 to $1.2 million in August

WEST BRIDGEWATER -- Twelve properties changed hands in West Bridgewater between July 24 and Aug. 22, with the top sale reaching $1,215,000 for a new home on Jeffrey Drive, according to deeds recorded at the Plymouth County Registry of Deeds.

MARKET OVERVIEW

Ten of the 12 recorded transfers carried a sale price, ranging from $350,000 to $1,215,000. The median sale price among those 10 transactions was $625,000. The remaining two transfers were recorded for nominal consideration and are not counted as market sales. A dozen recorded transfers in a one-month span represents a moderate volume of activity for the town, though the data does not permit comparison to prior periods.

TOP SALES

The highest-priced sale was 1 Jeffrey Dr., which sold for $1,215,000 on Aug. 5. Boston Signature Builders Inc. was the seller; Rodney D. Heger and Linda A. Mihos Abreu were the buyers. At 43 Progressive Ave., the property sold for $745,000 on Aug. 14; Federico and Yolanda Rodriguez sold to Yaovi Jondoh and Ceara Tavares Jondoh. The sale at 260 Crescent St. closed at $722,500 on Aug. 7, with sellers Stephen McMahon and Colleen Kelley, both listed as trustees, conveying to David and Meghan Collins. At 42 Brooks Pl., the sale price was $640,000 on Aug. 11; William L. Flynn III and Julie Flynn sold to Keawana Hollins. Rounding out the top five, 3 Marisa Dr. sold for $635,000 on Aug. 6, with Megan Connolly Fitzgerald selling to Kristen E. Kelly and Christopher Josie.

By price tier, two sales closed under $500,000 (5 Jeffrey Dr. and 272 River St. at $445,000); seven sales closed between $500,000 and $1 million, including 20 West St. ($540,000), 121 Prospect St. ($589,000), 21 Shaw Ave. ($615,000), 3 Marisa Dr. ($635,000), 42 Brooks Pl. ($640,000), 260 Crescent St. ($722,500) and 43 Progressive Ave. ($745,000); one sale, 1 Jeffrey Dr., closed above $1 million.

MARKET NOTES

Two transfers in the period, at 21 Grant St. and 18 Hartshorn St., were recorded for nominal consideration rather than a market price; in both cases the grantor and grantee share a surname (Altieri/Palmieri at Grant Street, Weatherbee at Hartshorn Street), indicating transfers within the same family or into a trust. Trust entities also appear on both sides of the sale at 21 Shaw Ave., where Peter Gureckis, trustee, sold to Leo Kiley and Kristy Shipulski, both listed as trustees. The sale of 5 Jeffrey Dr. involved two business entities, Norton Land Co. LLC and J A D Builders Inc., rather than individual buyers or sellers.
