HINGHAM -- Hingham's registry of deeds recorded 10 property transfers in the four weeks ending Oct. 3, but only four carried a market sale price, with the highest reaching $1,765,000 for a house on Smith Road.

MARKET OVERVIEW Four sales recorded a price during the period, ranging from $30,625 to $1,765,000, with a median of $1,250,000. The remaining six entries were nominal-consideration transfers, meaning no market price was recorded. With just four priced sales among 10 total recorded deeds, the period reads as quiet for open-market activity, though prices have not yet posted for the other six transfers and some of those may never carry a market price if they are not standard sales.

Benning as buyers. 5 Home Meadows Ln sold for $1,650,000 on Sept. 10; Zero Home Meadows LLC sold to the TACZ Realty Trust, with Adam W. Devine listed as trustee. 5 Richard Rd sold for $850,000 on Sept. 11; Gary Farner and Olivia Lanna sold to Four Sons LLC. A $30,625 transfer closed Sept. 11 between Hingham Town as seller and the Hingham Affordable Housing Trust as buyer; the deed does not list a street address, and the low price reflects a municipal transaction rather than a typical home sale.

NEIGHBORHOOD BREAKDOWN Main Street saw two separate nominal-consideration transfers during the period, at 703 Main St and 692 Main St; both involved individuals moving ownership into a trust bearing their own names. Among the four priced sales, three fall above $800,000 (Smith Road, Home Meadows Lane and Richard Road) and one, the municipal affordable-housing transfer, sits far below $50,000. No other street recorded more than one transaction.

MARKET NOTES Six of the 10 recorded deeds were nominal-consideration transfers rather than sales. In several cases the grantor and grantee share a surname or the grantee is listed as a trustee, including Tollefsen (703 Main St), Carbotti (49 Gardner St), Barry (692 Main St), and Daly (3 Button Cove Rd), consistent with property being moved into a trust. At 15 Park Cir and 13 Pine Grove Rd, nominal-consideration transfers removed one named seller while retaining the other as sole buyer, with the retained name matching on both sides of the deed.
