Only Three Of 11 Hull Deeds In August Disclosed A Sale Price

HULL -- Of the 11 property deeds recorded in Hull during the four weeks ending Sept. 5, six moved real estate between family members or into family trusts, and only three of the 11 transfers disclosed a sale price.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 11 property transfers in Hull between Aug. 7 and Sept. 5. Three of the 11 deeds, about a quarter of the total, disclosed a sale price, ranging from $335 to $962, with a median of $779 among those three. The other eight deeds, more than two-thirds of the month's total, were recorded without a disclosed consideration amount, which is typical for transfers between family members or into and out of trusts. Based on the raw count alone, 11 recorded deeds over four weeks is a routine volume of turnover for a town of Hull's size, though the small number of disclosed prices limits any read on where sale prices are moving this period.

TOP SALES 17 Sagamore Terrace sold for $962 on Aug. 10. Evan L. Krometis Jr. sold the property to Sarah L. Stoner and Kevin A. Coughlin. 9 C Street sold for $779 on Aug. 21. Thomas W. Foye sold the property to Suzanne L. Young and Kenneth L. Kiel. 9 Stafford Road sold for $335 on Aug. 7. James C. White, as trustee of the James C. White Revocable Trust, sold the property to Appleton Grove LLC. No other deed recorded in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Atlantic Avenue accounted for two of the month's 11 transfers. At 170 Atlantic Ave., Richard E. and Gail M. Stevens transferred the property to Richard E. Stevens and Michael T. Stevens, as trustees. At 97 Atlantic Ave., Dennis and Michelle Sousa transferred the property to Dennis Sousa and Michelle Cindy Sousa, as trustees. Both were recorded without a disclosed price. The remaining nine transfers were spread one apiece across C Street, Holbrook Avenue, Clifton Avenue, Harborview Road, Nantasket Avenue, Sagamore Terrace, Stafford Road, Manomet Avenue and Atlantic House Road, so no other street had more than a single recorded transfer.

MARKET NOTES Six of the 11 recorded deeds, at 170 Atlantic Ave., 43 Holbrook Ave., 11 Harborview Rd., 52 Nantasket Ave., 105 Manomet Ave. and 97 Atlantic Ave., transferred property between people sharing the same surname or into a trust bearing that family's name. None of those six disclosed a sale price. Two deeds named a limited liability company as the buyer: Appleton Grove LLC took title to 9 Stafford Road for $335, and Atlantic House Road LLC took title to 25 Atlantic House Rd. from William J. Cavanaro, as trustee of the Cavanaro Realty Trust, with no price disclosed. Deed records for the period did not distinguish property type and did not include bedroom, bathroom or square-footage data for any of the 11 transfers, so no price-per-square-foot comparison is possible. No deeds were recorded in Hull between Aug. 25 and Sept. 5, the final 11 days of the review period; all 11 transfers were recorded between Aug. 7 and Aug. 24.
