Only two of eight Halifax deed transfers this period disclosed a sale price

HALIFAX -- Eight properties changed hands in Halifax between July 24 and Aug. 22, according to deeds recorded at the Plymouth County Registry of Deeds, but only two of those transactions listed a sale price.

MARKET OVERVIEW The registry recorded eight deed transfers during the period. Of those, two disclosed a sale price: $450 and $660, for a full disclosed range of $450 to $660 and a median of $555. The remaining six transactions listed no consideration amount, which is common for deeds involving trusts or transfers among family members. With price data available for only two of eight sales, the recorded figures offer limited insight into overall property values in town this period. Eight recorded transfers in a four-week span is a modest volume, and no comparable prior-period data was available to judge it against.

TOP SALES Only two transactions carried a disclosed sale price. The higher was 350 Elm St., which sold for $660 on July 29; Joseph T. Hite was the seller, and William Theodore McLaughlin and Chloe Smith were the buyers. The other was 83 McClelland Rd., which sold for $450 on July 24, with the Gould Family Revocable Trust and David A. Gould, as trustee, listed as sellers; no buyer was named in the available data. Bed, bath and square-footage figures were not available for either property. The remaining six sales, at 6 Baker St., 7 Lamppost Dr., 267 Holmes St., 6 Danson Ln., 387 South St. and an unaddressed Halifax parcel, did not disclose a price.

The other three transactions, at 350 Elm St., 267 Holmes St. and the unaddressed Halifax parcel, involved grantors and grantees with different surnames. One of those, the unaddressed Halifax parcel, listed sellers identified with the designation "Comm." (Stuart W. Rapp and Brian Cook) transferring to buyer Paul Bonarrigo; no price was disclosed.
