Pembroke home prices span $240,000 to $1.225 million in September sales

PEMBROKE -- Eight property sales recorded at the Plymouth County Registry of Deeds between Sept. 4 and Oct. 3 ranged from $240,000 to $1,225,000, with a median sale price of $622,500, as two $1 million-plus transactions bracketed a cluster of mid-range single-family sales.

MARKET OVERVIEW

Eight sales were recorded in Pembroke during the period, all with prices already posted to the registry, a faster turnaround than is typical for deed data. Prices ranged from $240,000 to $1,225,000, and the median sale price was $622,500. With eight recorded sales in roughly one month, the period shows a steady, if unremarkable, pace of activity; the data does not support characterizing the market as either brisk or slow beyond that count.

TOP SALES

The highest-priced sale was 32 Country Club Cir, which sold for $1,225,000 on Sept. 9. Sellers Scott Russell Lucas and Robyn M. Lucas conveyed the property to buyers Corinne Mahoney and William Macausland.

The second-highest sale was 7 Miramar Dr, which sold for $1,160,000 on Sept. 11. Sellers Mark S. Buchholz and Elizabeth A. Buchholz, both listed as trustees, conveyed the property to buyers Lauren Podgurski and Michael Podgurski.

At 205 W Elm St, the property sold for $815,000 on Sept. 14. The seller was listed as Angela T. Flaherty, trustee of the West Elm Street Realty Trust, and the buyers were Shaun P. DeWitt and Anadelina DeWitt.

At 37 Pleasant St, the property sold for $630,000 on Sept. 18. The sellers were John F. Ryan and Caleigh P. Ryan; no buyer name was provided in the deed data.

At 207 Valley St, the property sold for $615,000 on Sept. 9. Sellers Michael McKenna and Joan McKenna conveyed the property to buyer Stephen M. Powers.

Two sales shared the same street address, 105 Priscilla Dr, recorded on the same day, Sept. 8, each at $240,000: Lot 21 was conveyed by sellers Daniel J. Connick and Camille Connick to buyer Trigoss Homes LLC, and Lot 22 was conveyed by sellers Daniel Connick and Camille Connick to buyer Delcon Enterprises LLC. No other street in the dataset had more than one recorded sale.

By price tier, two sales fell under $500,000 (both Priscilla Drive lots, at $240,000 each). Two of the month's higher-priced sales, at 205 W Elm St and 7 Miramar Dr, involved sellers identified as trustees in the deed records.
