Price range from $465,000 to $1,285,000 highlights uneven Plymouth market
Plymouth recorded 12 property deeds between Aug. 28 and Sept. 26, but only five carried sale prices as of this writing; the other seven were nominal-consideration transfers, mostly moving property into family trusts.
PLYMOUTH -- Plymouth property transfers recorded between Aug. 28 and Sept. 26 ranged from $465,000 to $1,285,000, but only five of the 12 deeds filed during the period carry a sale price so far. The rest are nominal-consideration transfers, many involving the same family moving property into a trust.
MARKET OVERVIEW
The Plymouth County Registry of Deeds recorded 12 property transfers in Plymouth during the period, but only five carried a sale price as of this writing; the remaining seven were nominal-consideration transfers, typically for $10 or less, and are not counted as market sales. Among the five priced sales, prices ranged from $465,000 to $1,285,000, with a median of $627,500. With just five priced transactions, the raw count suggests a quiet month for arm's-length sales, though the remaining seven deeds may add pricing data in the coming days.
TOP SALES
The highest-priced sale was 23 Hitching Post, which sold for $1,285,000 on Aug. 28. Edward D. Murphy and Beverly A. Murphy, as trustees, sold the property to Jeanne M. Armocida and William J. Armocida, also as trustees.
5 Winter St sold for $875,000 on Aug. 31. Donald L. Gantz and Nancy R. Gantz, as trustees, sold the property to Katie N. Linehan and Collin P. Ward.

7 Bumble Bee Dr sold for $500,000 on Aug. 31. Pond Walk LLC sold the property to Jocelynn Harty and Ryan Harty.
75 Manomet Point Rd sold for $465,000 on Aug. 28. Cheryl A. Martin sold the property to Walter Mark Mulock II.
NEIGHBORHOOD BREAKDOWN
No street recorded more than one priced sale during the period. By price tier, one sale topped $1 million (23 Hitching Post), three fell between $500,000 and $1 million (5 Winter St, 6 Champlain Cir, 7 Bumble Bee Dr), and one sold below $500,000 (75 Manomet Point Rd). The seven nominal-consideration transfers were spread across Columbia Circle, St. Charles Avenue, Marscot Way, Little Sandy Pond Road, Oak Street, Summit Road and Thoreau Road, with no overlap with the priced-sale streets.
MARKET NOTES
Seven of the 12 deeds recorded during the period were nominal-consideration transfers rather than market sales. Three of those, at 178 Little Sandy Pond Rd, 64 Oak St and 12 Summit Rd, involved Russell E. Johnson and Louise A. Johnson transferring each property to Russell Eric Johnson and Louise Ann Johnson as trustees. A fourth nominal transfer, at 40 Columbia Cir, moved ownership from Lauren R. Pyne individually to Lauren R. Pyne as trustee of the Lauren R. Pyne Trust, and a fifth, at 60 Thoreau Rd, shifted Kathleen A. Milner's individual ownership into a trust in her name. At 8 Marscot Way, John M. Turco transferred the property to himself and Suzanne Folsom for nominal consideration. The St. Charles Avenue transfer, from Saint Charles Ave LLC to Matthew Stenta and Nicholas Estes, also recorded for nominal consideration, though the names do not indicate a family relationship. Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons could be made this period.
