Plympton Home Prices Range From $650 To $789 In Latest Deeds

PLYMPTON -- Five properties changed hands in Plympton between July 10 and Aug. 8, according to deeds recorded at the Plymouth County Registry of Deeds. Two of the five transactions moved property from individual owners into family trusts rather than to unrelated buyers, and neither disclosed a sale price.

MARKET OVERVIEW

Five deeds were recorded during the period. Of those, three disclosed a sale price, ranging from $650 to $789, with a median of $735 among the disclosed transactions. The remaining two carried no recorded consideration amount. Five recorded transfers over a four-week span is a modest count on its own, consistent with Plympton's small size and limited annual sales volume; the data does not provide a basis for comparison to prior months or to other communities.

1. 32 Crescent St. sold for $789 on July 16. Seller Wardwell Molly Hutt and Wardwell Todd transferred the property to buyer Griffith Leah.

2. 16 Churchill Rd. sold for $735 on July 30. Seller Hotz Contruction Inc. transferred the property to buyers Moss Andrew R Jr. and Moss Kelsy M.

3. 18 Annasnappitt Dr. sold for $650 on July 22. Sellers Leonard Dana and Spicuzza Tracey transferred the property to buyers Johnston Craig M. and Blake Marybeth A.

Two additional transfers recorded during the period, at 37 Spring St. and 74 Brook St., carried no disclosed sale price.

NEIGHBORHOOD BREAKDOWN

The five transactions were spread across five different streets, Churchill Road, Spring Street, Annasnappitt Drive, Brook Street and Crescent Street, with no street accounting for more than one sale. Among the three disclosed sales, all fell within a narrow band of $650 to $789, leaving no meaningful price-tier separation to report.

MARKET NOTES

Two of the five recorded transfers, at 37 Spring St. and 74 Brook St., moved property from an individual owner into a trust bearing the same family name rather than to a new, unrelated buyer. The Spring Street deed transferred the property from Robert P. and Kathleen P. Chouinard to Kathleen P. Chouinard as trustee of the Chouinard Family Living Trust. The Brook Street deed transferred the property from Patricia A. Provost to Patricia A. Provost as trustee of the Patricia A. Provost Trust. Deed records do not disclose the reasons for these transfers, and none is speculated here. Both trust transfers were recorded without a sale price, which is typical for this type of transaction. No square footage, bedroom, bathroom or property-type data was available in the deed records for any of the five transactions, so no price-per-square-foot or housing-type comparisons can be made this period.
