Plympton home sale prices span $517 to $789 in latest deed filings

PLYMPTON -- Five deeds recorded at the Plymouth County Registry of Deeds between June 26 and July 25 show a market split between disclosed cash sales and undisclosed family trust transfers. Of the five transactions, three listed a sale price and two were transfers into family trusts with no consideration disclosed.

MARKET OVERVIEW Five sales were recorded in the period. Among the three transactions with a disclosed price, values ranged from $517 to $789, with a median of $650. Two of the five recorded deeds did not disclose a sale price. Based on the raw count, five recorded transactions over the four-week period is a modest volume for the town; no comparison to prior periods is available in this dataset.

TOP SALES 32 Crescent St. sold for $789 on July 16. Molly Hutt Wardwell and Todd Wardwell sold the property to Leah Griffith. Bed, bath and square-footage figures were not available from the deed record.

18 Annasnappitt Dr. sold for $650 on July 22. Leonard Dana and Tracey Spicuzza sold the property to Craig M. Johnston and Marybeth A. Blake.

31 Maple St. sold for $517 on June 30. The seller was listed as Susan Moniz Harrngton, trustee, and an irrevocable trust; the buyers were David M. Hasenfuss Jr. and Ellie J. Wheeler.

NEIGHBORHOOD BREAKDOWN No street in this period recorded more than one sale, so no street-level clustering emerged. By price tier among the three disclosed sales: one transaction fell in the $500-$599 range (31 Maple St.), one in the $600-$699 range (18 Annasnappitt Dr.), and one in the $700-$799 range (32 Crescent St.).
