Four Duxbury sales close above $1.1 million with no clear price trend

DUXBURY -- Four properties changed hands at recorded prices ranging from $1,125,000 to $1,575,000 in Duxbury between Sept. 4 and Oct. 3, according to Plymouth County Registry of Deeds records, while five additional transfers recorded nominal considerations tied to trusts or family transactions.

MARKET OVERVIEW

The registry recorded nine property transfers in Duxbury during the period, but only four carried market sale prices; the remaining five were nominal-consideration transfers, typically signaling trust or family-related changes in ownership rather than open-market sales. Among the four priced sales, the range ran from $1,125,000 to $1,575,000, with a median of $1,282,500. With just four priced transactions, the period reflects limited sales volume rather than a broad market trend, though all four sales closed above $1.1 million.

TOP SALES

The highest-priced sale was 19 Salt Meadow Ln, which sold for $1,575,000 on Sept. 10. The seller was Jane M. Carroll, trustee of the Jane Carroll Living Trust; the buyers were Adam and Jillian Beers.

1 Boxwood Ln sold for $1,300,000 on Sept. 9. Timothy J. and Julie L. Vogel sold the property to Kristopher and Katrina Proule.

17 Gardner Rd sold for $1,265,000 on Sept. 10. Michael and Maria Dyson, as trustees, sold the home to Peter A. Connelly Jr. and Nancy E. Connelly.

87 Duck Hill Rd sold for $1,125,000 on Sept. 10. The sellers were Adam S. and Jillian P. Beers, the same buyers listed in the Salt Meadow Lane transaction recorded the same day; the buyers were Robert and Briana Ryan.

NEIGHBORHOOD BREAKDOWN

The four priced sales occurred on four different streets, Salt Meadow Lane, Boxwood Lane, Gardner Road and Duck Hill Road, with no single street accounting for more than one sale. By price tier, three of the four sales fell in the $1.1 million to $1.3 million range (Duck Hill Road, Gardner Road, Boxwood Lane), while one sale, Salt Meadow Lane, exceeded $1.3 million.
