September Deed Filings Show Nominal Transfers Outnumbering Priced Sales in Mattapoisett

Plymouth County recorded 12 property transfers in Mattapoisett between Aug. 28 and Sept. 26, but only two carried a disclosed sale price: $240,000 and $850,000.

MATTAPOISETT -- Of the 12 property transfers recorded at the Plymouth County Registry of Deeds between Aug. 28 and Sept. 26, only two carried a disclosed sale price. The remaining 10 were nominal-consideration transfers, recorded for token amounts that do not reflect market value, leaving a thin picture of actual buying and selling activity in town this period.

MARKET OVERVIEW Twelve deed transfers were recorded in Mattapoisett during the period, but only two represent open-market sales with recorded prices: $240,000 and $850,000. Ten entries were nominal-consideration transfers, each recorded for an amount under $10,000, which the registry does not treat as a market sale price. With only two priced transactions, there is not enough data to calculate a meaningful median; the two recorded sale prices mark the range for the month. By total transfer count, deed activity continued at a steady pace, but genuine market sales were limited.

TOP SALES The highest-priced transaction was 11 Bayberry Lane, which sold for $850,000 on Sept. 1. The seller was Frey Real Estate LLC, and the buyers were Jared D. Lizotte and Caitlin P. Beauregard. Bed, bath and square-footage figures were not available in the deed record.

The second sale closed Sept. 4 for $240,000. The deed lists only "Mattapoisett, MA" without a street address. The seller was Cheryl T. Baum, trustee of the Howard C. Tinkham Living Revocable Trust, and the buyers were Marjorie Foley and Susan Sylvia.

No other transfers in the period carried a recorded sale price.

NEIGHBORHOOD BREAKDOWN With pricing data limited to two transactions, a price-tier breakdown is not meaningful this month. Geographically, the 10 nominal-consideration transfers were spread across separate streets: Shady Oak Drive, Brandt Island Road, Mattapoisett Neck Road, Hollywoods Road, Church Street, Split Rock Lane, Avenue B and Prince Snow Circle each had one such transfer, with no street showing more than one.

One notable pairing involved Pinebrook Lane and Pine Island Road. On Sept. 3, Rene and Sheila Macie transferred 3 Pinebrook Lane to Robert A. McDuffy for nominal consideration, while the same day, McDuffy transferred 2 Pine Island Road to the Macies, also for nominal consideration. The two deeds, recorded together, show the parties exchanging properties rather than a single-direction sale.

MARKET NOTES Deed records for this period do not include bed, bath or square-footage figures for any property, and none of the entries specify whether a property is a single-family home, condominium or multi-family structure, so no comparison by property type is possible.

Several of the nominal-consideration transfers appear to involve related parties based on the names and designations in the deed record. Transfers at 11 Shady Oak Drive, 11 Hollywoods Road, 43 Church Street and 40 Prince Snow Circle each list a grantee with "TR" or "TRUST" in the name matching the grantor's surname, consistent with a property moving into a trust held by the same individual or family. The 7 Mattapoisett Neck Road and 5 Avenue B transfers each list identical names as both grantor and grantee, and the 27 Split Rock Lane transfer lists the same grantor name as one of the grantees, with an additional grantee added. The deed data does not indicate the reason for these transfers.

Because only two of the 12 recorded transfers carried a disclosed price, this period's data offers limited basis for drawing conclusions about pricing trends, buyer demand or seller behavior in Mattapoisett's housing market. A fuller picture may emerge as additional sale prices are recorded in the coming weeks, which is typical for deeds that initially post without consideration amounts.
