Two Norwell home sales cross $2.5 million mark in September

NORWELL -- Plymouth County Registry of Deeds records show two Norwell home sales exceeded $2.5 million in September, pushing the month's median recorded sale price above $1.5 million even as several transfers carried no market price.

MARKET OVERVIEW Ten property transfers were recorded in Norwell between Sept. 4 and Oct. 3, but four carried only nominal consideration and are not counted as market sales. Among the six sales with a recorded price, prices ranged from $258,000 to $2,610,597, with a median of $1,543,500. Four of the four non-nominal entries lacking a price have not yet posted to the registry and may do so within about a week; none are included in this count. The six-sale total is a modest sample, and with three of those six priced above $1.5 million, the period's recorded transactions skewed toward higher-value properties.

TOP SALES The month's largest transaction was 8 Webster Farm Way, which sold for $2,610,597 on Sept. 22 to Nathan Robert Brown and Jill Katherine Brown. Close behind, 29 Tara Dr sold for $2,570,000 on Sept. 11; sellers James F. and Erin M. Schipani transferred the property to Jennifer D. Weaver, trustee of the Jennifer D. Weaver Revocable Trust. At 95 Stony Brook Ln, Stony Brook Lane LLC sold the property for $1,562,000 on Sept. 25 to Amanda and Ryan O'Connor. The home at 30 Leonard Ln sold for $1,525,000 on Sept. 21; sellers Nathan R. and Jill K. Brown transferred the property to David Tiago and Brittany Santos. Rounding out the top five, 379 Main St sold for $970,000 on Sept. 14, with John R. and Donna M. Dalferro selling to Robert Louis and Courtney Cormier.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale with a price this period, though Main Street saw both a priced sale (379 Main St, $970,000) and a nominal-consideration transfer (571 Main St). By price tier, four of the six sales exceeded $1 million: 8 Webster Farm Way, 29 Tara Dr, 95 Stony Brook Ln and 30 Leonard Ln. One sale fell in the $500,000-to-$1 million range, 379 Main St at $970,000. One sale, 66 Brantwood Rd at $258,000, was the only transaction under $500,000.

MARKET NOTES Four of the ten recorded transfers carried nominal consideration rather than a market price and are excluded from the sales figures above. Three of those four show a shared surname or trust designation between grantor and grantee, consistent with within-family or trust-related transfers: 571 Main St (Kevin P. and Alexandra E. Landry to Kevin P. Landry, trustee, and Alexandra E. Landry, trustee); 72 Till Rock Ln (Jennifer L. and Andrew H. Sage, as trustees, to Jennifer L. and Andrew H. Sage); and 119 Hall Dr (Andrew R. Puricelli, trustee of the RC Puricelli Irrevocable Home Trust, to Richard P. and Constance M. Puricelli). The fourth, 182 Circuit St, Lot 1B, moved from Builders LLC to RDB Circuit LLC for nominal consideration; no shared names appear in that record. Separately, the deed data show Nathan R. and Jill K. Brown sold 30 Leonard Ln for $1,525,000 on Sept. 21, and Nathan Robert and Jill Katherine Brown bought 8 Webster Farm Way for $2,610,597 on Sept. 22, the same names appearing as sellers and buyers in two of the month's largest transactions. No bed, bath or square-footage data were available in the deed records, so no price-per-square-foot comparisons could be made.
