East Bridgewater Sales Cluster Near $550,000 As One Deal Tops $1.4 Million

EAST BRIDGEWATER -- A $1.45 million deal on Franklin Street stood well above the rest of East Bridgewater's recorded property transfers from September 11 through October 10, while the remaining sales clustered tightly around the $550,000 mark.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded seven property transfers in East Bridgewater during the period, but three were nominal-consideration transfers, not market sales, and are excluded from price figures. Among the four transactions with a recorded sale price, prices ranged from $540,000 to $1,450,000, with a median sale price of $550,000. Based on the raw count alone, four sales over the roughly four-week span represents a relatively quiet stretch for the town.

TOP SALES The highest-priced transaction was 150 Franklin St., which sold for $1,450,000 on Sept. 16. The sellers were Larry Lundin, trustee, and Barbara A. Lundin, trustee; the buyer was Kimball Realty LLC. Bed, bath and square footage figures were not available from deed records.

Two sales tied for the second-highest price at $550,000. At 15 Marvill Way, Neil J. Currie bought the property on Sept. 23 from Colleen M. Currie, trustee, and the Marvill Way Realty Trust. At 87 Lorraine Dr., Jason R. Grant Jr. and Kelsey Marino bought the property on Sept. 14 from Michael B. Pratt, trustee, and the Marilyn C. Pratt Irrevocable Trust.

The fourth recorded sale was 386 Bedford St., which sold for $540,000 on Sept. 15. Kimberly Lynne Mugimu bought the property from Carlos Costa.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale during the period. Three of the four sales fell in the $500,000-to-$1 million tier: 15 Marvill Way and 87 Lorraine Dr., both at $550,000, and 386 Bedford St. at $540,000. The single sale above $1 million was 150 Franklin St. at $1,450,000. No sales were recorded below $500,000.

Separately, three nominal-consideration transfers were recorded and are not reflected in the price figures above. One, at 49 Pleasant St., moved from Sara A. Doyle, also listed as Sara A. Coffey, to Sara A. Doyle. Two others, both involving the same grantors and grantees, were recorded on Sept. 11: Kevin C. Marchant and Tina M. Marchant transferred property, including one parcel at 4 Sautucket Rd. and a second entry without a listed street address, to Kevin C. Marchant, trustee, and Tina M. Marchant, trustee.

MARKET NOTES Bed, bath and square footage data were not available for any of the seven transfers, limiting price-per-square-foot comparisons. Of the four priced sales, three involved a seller identified as a trustee, including the Marvill Way Realty Trust and the Marilyn C. Pratt Irrevocable Trust; deed records do not indicate why those arrangements were used. The top sale's buyer, Kimball Realty LLC, is the only entity-named purchaser among the priced transactions; the rest were individuals. The three nominal-consideration transfers all appear to involve transfers to or within the same named individuals, based on matching surnames and "TR" designations in the grantee names, though the registry data does not state a reason for the transfers.
