ROCHESTER -- Six properties changed hands in Rochester between Aug. 28 and Sept. 26 with recorded sale prices, while two additional transfers moved property within families for nominal consideration, according to Plymouth County Registry of Deeds records.

MARKET OVERVIEW Six sales recorded a price during the period, ranging from $375,000 to $859,000 with a median sale price of $707,500. Two other recorded transfers, at 18 Gerrish Road and 0 Snipatuit Road, were made for nominal consideration under $10,000 and are not counted among the sales figures above. Six priced sales in a one-month window is a modest sample size, and the data alone does not support characterizing the period as especially active or quiet.

TOP SALES The highest-priced sale was 28 Marion Road, which sold for $859,000 on Aug. 28; Nelson Bernardo sold the property to Lauren E. Stevens. Close behind, 247 Braley Hill Road sold for $855,000 the same day, with Oliveira Investment Inc. selling to Xerxes Robert Silva. 27 Bennett Road sold for $720,000 on Sept. 4, with Michelle Ann LaCroix selling to Joshua W. Hibbard and Nancy A. Harvey. 145 Dexter Lane sold for $695,000 on Sept. 24; Laurie A. Surprenant, as trustee of the Laurie A. Surprenant Family Trust, sold to Ryan M. Garvey, trustee of the RPG Irrevocable Trust. 521 Marys Pond Road sold for $475,000 on Sept. 22, with Perkins Properties Inc. and JIJ Properties Inc. selling to Thomas and Kerrin Fernald. Beds, baths and square footage were not available in the deed records for any of these transactions.
