Rockland June Sale Hits $2.7 Million, Far Above Other Transactions

ROCKLAND -- A single commercial-scale sale at 55 Accord Park Drive dominated Rockland's June property market, recording at $2.7 million and far outpacing the next-highest sale by more than $1.8 million.

MARKET OVERVIEW Ten deed transfers were recorded in Rockland between June 19 and July 18, 2026. Two of those were nominal-consideration transfers, which are not counted toward sale prices. Among the eight transactions with a recorded sale price, prices ranged from $508,000 to $2,700,000, with a median sale price of $638,250. Prices for the remaining two of the ten total transfers had not yet reached the registry as of this report; those figures typically post within about a week. A count of 10 recorded transfers for the roughly one-month period reflects a moderate pace of activity, based on the raw number alone.

TOP SALES The highest-priced transaction was 55 Accord Park Drive, which sold for $2,700,000 on June 24. Rockland Brick Building LLC was the seller and BJG Properties LLC was the buyer. 29 Saw Mill Lane sold for $835,000 on June 22. Mark A. and Alicia R. Darling sold the property to Patrick and Bridget Loughran. 44 Morningside Drive sold for $725,000 on June 22. Paul E. and Karen A. Donovan sold the property to Ryan and Caroline Cikacz. 17 Sunnybank Avenue sold for $649,000 on June 22. Fenway Hill Group LLC sold the property to Sebastian Paul and Jenna Anne Beasley. 203 North Avenue sold for $627,500 on June 24. Troy E. Hartgrove, trustee of the North Avenue Realty Trust, sold the property to Clifton and Elizabeth Aquino.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so sales are grouped by price tier. Under $600,000: three sales, at 291 Levin Road ($570,000), 209 Central Street ($570,000) and an address recorded without a street name ($508,000). Between $600,000 and $700,000: two sales, 17 Sunnybank Avenue ($649,000) and 203 North Avenue ($627,500). Between $700,000 and $1 million: two sales, 44 Morningside Drive ($725,000) and 29 Saw Mill Lane ($835,000). Above $1 million: one sale, 55 Accord Park Drive ($2,700,000). Two additional transfers, at 168 Myrtle Street and 80 Durbeck Road, were recorded at nominal consideration and are not included in these tiers.

MARKET NOTES Bed, bath and square-footage data were not available in the deed records, so no price-per-square-foot comparisons could be made. The sale at 55 Accord Park Drive involved two limited liability companies, Rockland Brick Building LLC and BJG Properties LLC, as seller and buyer, distinguishing it from the other recorded transactions, which involved individual buyers and sellers. Ryan and Caroline Cikacz appear twice in the period's records: as buyers of 44 Morningside Drive and as sellers of 209 Central Street, both transactions recorded on June 22. Of the two nominal-consideration transfers, the 168 Myrtle Street transfer involved a shared surname, Mofford, on both the grantor and grantee sides, and the 80 Durbeck Road transfer involved the Ciano Family Trust and individuals identified as trustees with the Ciano surname.
