Sale Prices Range From $375 To $850 Among Hull's Three Disclosed July Deeds

HULL -- Eleven property deeds were recorded in Hull between July 10 and Aug. 8, but only three listed a disclosed sale price, and most of the period's transactions moved property from individual owners into trusts bearing the same family names.

MARKET OVERVIEW

Eleven deeds were recorded in Hull over the four-week period. Of those, three included a disclosed sale price: $375, $785 and $850, giving the period a price range of $375 to $850 and a median sale price of $785. With price data available for only three of the 11 recorded transfers, price disclosure is not a defense of what makes a typical Hull home sale in this period, but by raw count alone, the Registry recorded roughly three deeds a week, a pace consistent with an active recording period even though most transactions do not reflect open-market sales.

TOP SALES

26 Manomet Ave. sold for $850 on July 17. The sellers were David E. Clarke and Amber R. Clarke; the buyers were Timothy D. Marshall and Christina A. Marshall.

30 Rockland Cir. sold for $785 on July 28. The seller was Michael P. Barry; the buyer was Amy H. Martell, trustee of the Amy H. Martell Revocable Living Trust.

127 Hampton Cir. sold for $375 on July 28. The sellers were Jonathan J. Davey and Richard J. Nutile, both acting through a conservator; the buyer was Jeffrey R. Cox.

No other transaction in the period listed a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Manomet Avenue had two recorded transfers: the $850 sale at 26 Manomet Ave. and an undisclosed-price transfer at 29 Manomet Ave. in which Robert and Andrea Werner Insoft conveyed the property to themselves as trustees. Atlantic Avenue also had two transfers, both without disclosed prices: 225 Atlantic Ave., where Steven M. and Dale J. Fitzgerald transferred the property to themselves as trustees, and 2 Atlantic Ave., where Daniel E. Jancaterino transferred the property to himself as trustee of the Black Rock Revocable Living Trust. The remaining seven transactions were each on a distinct street: Bay Street, Beacon Street, B Street, Spring Street, Hampton Circle, Rockland Circle and one deed with no street address listed in the records.

Seven of the 11 recorded deeds, or roughly 64%, were transfers from individual owners into a trust or estate entity carrying the same family name: 29 Manomet Ave., 92 Bay St., 225 Atlantic Ave., 43 Beacon St., 67 B St., 154 Spring St. and 2 Atlantic Ave. None of those seven listed a disclosed sale price. By contrast, the three transactions that did disclose a price, 26 Manomet Ave., 30 Rockland Cir. and 127 Hampton Cir., each involved a buyer and seller with different last names. The 11th transaction, at an address listed only as "Hull, MA," was a receiver's deed: John C. Ottenberg, as receiver, and William R. Kelley Jr., by receiver, conveyed the property to ARC DC LLC, the only limited liability company named as a buyer in the period. No deed in the dataset included bedroom, bathroom or square-footage figures, and none specified whether the underlying property was a single-family home, condominium or multi-family structure.
