Six disclosed Rochester sales range from $425 to $930 with $837 median
ROCHESTER -- Eleven deeds were recorded for Rochester properties between June 19 and July 18, with six disclosing a sale price ranging from $425 to $930 and a median of $837. The month's priciest recorded transaction was 47 Mayflower Lane at $930, while a builder sold two neighboring homes on Walnut Plain Road on the same day.
MARKET OVERVIEW Eleven transfers were recorded in the period, and six of them disclosed a sale price, for a disclosure rate of just over half. Among those six, prices ranged from $425 to $930, with a median of $837. The remaining five transfers, all involving trusts as either grantor or grantee, did not disclose a sale price in the deed record. With only 11 total recorded transfers and fewer than half showing price data, the raw count alone does not support a characterization of the period as especially active or quiet.

NEIGHBORHOOD BREAKDOWN Walnut Plain Road accounted for two of the month's transfers -- 234 and 224 Walnut Plain Road -- both sold by Botelho Custom Homes LLC on June 26, at $920 and $914 respectively. No other street had more than one recorded transfer with a disclosed price. By price tier among the six disclosed sales: two sold under $600 (43 Hartley Road at $425 and 13 Bisbee Drive at $526); one sold between $600 and $899 (1 Dr Braley Road at $760); and three sold at $900 or above (224 and 234 Walnut Plain Road and 47 Mayflower Lane).
