Three Disclosed Marion Sales Span $410 to $780 in Late July

MARION -- Ten properties changed hands in Marion between July 3 and Aug. 1, according to deeds recorded at the Plymouth County Registry of Deeds. Only three of the ten transactions disclosed a sale price, and several transfers moved property between family members or into trusts rather than to outside buyers.

MARKET OVERVIEW The registry recorded 10 property transfers during the period. Of those, three disclosed a sale price, ranging from $410 to $780, with a median of $705 among the disclosed sales. Seven of the ten transactions did not disclose a consideration amount, meaning any read on typical sale price for the month is based on a small share of total activity. Ten recorded transfers in a four-week span is a moderate count on its own, but with 70 percent of prices undisclosed, the raw number does not translate into a clear picture of pricing trends.

TOP SALES The highest-disclosed-price transaction was 7 Blackhall Ct, which sold for $780 on July 16. Harry C. Beach and Heidi H. Beach sold the property to Corinne Rolland and Mark Rolland. A property recorded simply as located in Marion, without a listed street address, sold for $705 on July 13. William F. Quinlan and Dina J. Quinlan sold to Jared M. Spirito and Amy L. Spirito. 357 County Rd sold for $410 on July 6. The deed lists Christopher Noble, by attorney, and Robert W. Noble as attorney, as sellers, with Nicholas J. Pereira as buyer. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Delano Road saw two transfers during the period: 58 Delano Rd (July 15, price not disclosed, Anne Marie Fallon and Frederick E. Kracke to Rebekah McGuire and Christopher Harold McGuire) and 548 Delano Rd (July 6, price not disclosed, Christopher J. Sylvia and Caitlin S. Sylvia to Four Cs Coastal Rentals LLC). No other street had more than one recorded transfer in the period. The remaining six properties -- on Crapo Street, Olde Knoll Road, Briggs Terrace, Wareham Road, and Cottage Street -- were each single transactions on their respective streets. Among the three disclosed prices, all fell under $1,000 in the units reported in the deed data: $410, $705 and $780, too narrow and too small a sample to establish tiers.

MARKET NOTES Five of the ten recorded transfers appear to move property within the same family or into a trust rather than to an unrelated buyer, based on matching names in the seller and buyer fields. At 32 Crapo St, Jonathan Wayne Asker and Pippa Denise Asker transferred the property from trustee capacity to themselves individually. At 103 Olde Knoll Rd, Charlyn A. Feeney and Douglas Renwick transferred to Daniel D. Renwick and Erica S. Renwick as trustees. At 26 Briggs Ter, Anita Waagen transferred to herself as trustee (recorded with the surname spelled two ways, "Waagen" and "Waagaen," in the same entry). At 45 Wareham Rd, Richard H. Gilbert Jr. and Wendy A. Gilbert are listed as both sellers and buyers. And at 11 Cottage St, Patricia Nicholson transferred the property to herself as trustee of the Patricia Nicholson Revocable Trust. None of these five deeds disclosed a price, consistent with typical reporting for intra-family or trust transfers. One buyer, Four Cs Coastal Rentals LLC, which acquired 548 Delano Rd, is a limited liability company rather than an individual, the only non-individual buyer recorded in the period.
