Scituate Home Sales Range From $757,000 To $1.2 Million In September

SCITUATE -- Twelve property transfers were recorded in Scituate between Aug. 28 and Sept. 26, but only four carried a disclosed sale price, led by a $1.2 million purchase on Barrington Way, while the rest of the month's activity consisted of nominal-consideration transfers moving properties into trusts.

MARKET OVERVIEW Twelve deeds were recorded in Scituate during the period, but just four reflected market sales with a recorded price. Those four sales ranged from $757,000 to $1,200,000, with a median of $1,097,450. The remaining eight transfers were nominal-consideration transfers, recorded for token amounts under $10,000, and are not counted in the price range or median. With only four verified sales against a total of 12 recorded deeds, confirmed market activity was limited this period relative to the overall volume of filings.

TOP SALES 19 Barrington Way sold for $1,200,000 on Aug. 31, the month's highest price. Burke Development LLC sold the property to Harry Burgess and Julia Sikut. 694 Country Way sold for $1,195,000 on Aug. 28. James Newton and Britt Newton sold the home to Jonathan Lees and Robyn Lees. A Scituate property sold for $999,900 on Aug. 31; the deed record did not list a specific street address. Properties LLC and Conor Garland sold to Maged M. Azmi and Michael M. Azmey. 822 First Parish Road sold for $757,000 on Aug. 31. Matthew S. Hooper and Andrew J. Plunkett sold the property to Christopher Stoddard and Mary Ellen Stoddard.

NEIGHBORHOOD BREAKDOWN With only four priced sales, no single street logged more than one sale this period. By price tier, two sales topped $1 million: 19 Barrington Way at $1,200,000 and 694 Country Way at $1,195,000. Two sales fell in the $500,000-to-$1 million range: the unaddressed Scituate property at $999,900 and 822 First Parish Road at $757,000.

MARKET NOTES Eight of the 12 recorded transfers, two-thirds of the month's total filings, were nominal-consideration transfers rather than sales. Several of these explicitly moved property into revocable trusts, based on matching names in the grantor and grantee fields: 407 Tilden Road, 10 Michael Avenue, 26 Lighthouse Road, 15 Cavanagh Road, 42 Tilden Road, 155 Judge Cushing Road and 16 William Avenue. The transfer at 10 Seagull Lane, Unit 1B, involved a unit at 1 Seagull Square Condominium, the only property in this period's data explicitly identified as a condominium. Tilden Road had two of these nominal transfers, at 407 and 42 Tilden Road, though both were trust-related transfers rather than sales. No square footage, bedroom or bathroom data accompanied any deed record this period, so no price-per-square-foot comparisons are possible.
