West Bridgewater Home Sale Prices Hold Between $540,000 and $722,000

WEST BRIDGEWATER -- Twelve property transfers recorded at the Plymouth County Registry of Deeds between July 10 and Aug. 8 show a market where disclosed prices held in a narrow band and half the recorded deeds carried no sale price at all, several of them shifting property between family members or into trusts.

MARKET OVERVIEW Twelve deeds were recorded in West Bridgewater during the period. Six carried a disclosed sale price, ranging from $540,000 to $722,000, with a median of $602,000. The other six transfers listed no consideration amount, which is common for deed records and does not necessarily indicate the properties changed hands for no value. Twelve recorded transfers over four weeks is a modest but steady count; without comparable prior-period figures in this data, it is not possible to say whether that pace is faster or slower than usual for the town.

TOP SALES 260 Crescent St. sold for $722,000 on Aug. 7, the period's highest recorded price. Stephen McMahon and Colleen Kelley, as trustees, sold the property to David and Meghan Collins. 3 Marisa Dr. sold for $635,000 on Aug. 6. Megan Connolly Fitzgerald sold the property to Kristen E. Kelly and Christopher Josie. 21 Shaw Ave. sold for $615,000 on Aug. 5. Peter Gureckis, as trustee, sold the property to Leo Kiley and Kristy Shipulski, as trustees. 121 Prospect St. sold for $589,000 on July 27. Michael S. Winkler and Alexandra I. Tara sold the property to Joshua R. Rankin and Kara H. Koska. 208 Matfield St. sold for $565,000 on July 21. John R. Eckstrom and the estate of Meredith A. Eckstrom sold the property to Giovanni S. Perrone.

NEIGHBORHOOD BREAKDOWN Crescent Street was the only street with more than one recorded transfer: 260 Crescent St. sold for $722,000, while 85 Crescent St. changed hands on July 15 from Kevin B. Oneil Jr. and Laura J. Oneil to Md. Nazmusshadat with no price disclosed. Among the six sales with disclosed prices, three closed below $600,000 (20 West St. at $540,000, 208 Matfield St. at $565,000, and 121 Prospect St. at $589,000) and three closed at $600,000 or above (21 Shaw Ave. at $615,000, 3 Marisa Dr. at $635,000, and 260 Crescent St. at $722,000). The remaining six properties, spread across Jefferson Drive, Grant Street, West Center Street, South Street and Hartshorn Street, had no disclosed price to sort by tier.

MARKET NOTES Half of the period's 12 recorded transfers, six of 12, listed no disclosed sale price. Several of those appear to be transfers within the same family or into a trust rather than open-market sales: at 21 Grant St., Christine Altieri and Victor Palmieri transferred the property to themselves as trustees; at 18 Hartshorn St., Barbara Weatherbee transferred the property to herself and Sherry Cerasuolo as trustee; at 301 W. Center St., Raymond Wallace, as trustee, transferred the property to himself and a newly named realty trust; and at 195 South St., Susan and Susannah Thornton transferred the property to Susannah Thornton and Stuart Ives. One sale involved a corporate buyer: 20 West St. sold for $540,000 to West Street LLC.
