Whitman's $1 Million Bedford Street Sale Leads Otherwise Quiet Month

WHITMAN -- The highest-priced transaction recorded in Whitman over the past month was a $1 million sale on Bedford Street, even as more than half of all recorded property transfers in the period carried no market sale price because they were trust or family-related transfers rather than open-market sales.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 14 property transfers in Whitman between Aug. 28 and Sept. 26. Of those, six carried a recorded sale price, ranging from $110,000 to $1,000,000, with a median sale price of $540,000 among the priced transactions. The remaining eight entries were nominal-consideration transfers, recorded for token amounts and not counted toward the price range or median. With only six market-rate sales confirmed in the period, the raw count suggests limited open-market turnover relative to the total volume of recorded deeds, though price data for recent filings can take about a week to appear in registry records.

TOP SALES The largest transaction was 0 Bedford St, Lot 1B, which sold for $1,000,000 on Sept. 16; North Easton Savings Bank Charitable Foundation Inc. was the seller and DDM Whitman LLC the buyer. Beds, baths and square footage were not available in the deed record. 29 Whitman Ave sold for $725,000 on Aug. 28, transferred from Whitman House LLC to Therrien Properties LLC. 15 Russell Rd sold for $630,000 on Sept. 10; Robert and Annette Corbett sold the property to Ryan and Danielle Widomski. 43 Hobart Sq sold for $450,000 on Sept. 11; Tracey A. King sold to Carla Gabriela Goncalves Nogueira and Wanderson Pereira Dasilva Alvarenga. 173 Alden St sold for $447,000 on Aug. 31; sellers Dorothy E. Saunders and the estate of John J. Bezanson transferred the property to Matthew J. McAndrew.

NEIGHBORHOOD BREAKDOWN Plymouth Street had two recorded transfers in the period, at 65 Plymouth St and 735 Plymouth St, both nominal-consideration transfers rather than market sales. Harvard Street also had two entries: 379 Harvard St, a nominal-consideration transfer, and 491 Harvard St, Parcel 2B, which sold for $110,000. By price tier among the six priced sales, three fell under $500,000 (491 Harvard St at $110,000, 173 Alden St at $447,000, and 43 Hobart Sq at $450,000), two fell between $500,000 and $1 million (15 Russell Rd at $630,000 and 29 Whitman Ave at $725,000), and one reached $1 million (0 Bedford St, Lot 1B).

MARKET NOTES Eight of the 14 recorded transfers, more than half, were nominal-consideration transfers rather than market sales. Most of these show naming patterns consistent with trust or family transfers: the DeLuca, Barrett, McLaughlin, Ellis, Gillespie, Pihl and Schofield transfers each list a grantee with "TR" or "TRUST" in the name, or a buyer sharing a surname with the seller. The Brahimi Samir transfer at 557 South Ave also lists the same individual, Samir Brahimi, as both seller and buyer alongside Sabrina Boukider, though the deed record does not specify the nature of that transaction. Bedroom, bathroom and square-footage figures were not available for any of the 14 transfers, so no price-per-square-foot comparisons can be made this period. Deed records also did not specify property type, such as single-family, condominium or multi-family, for any of the listed addresses.
