Scituate home sales top $1 million in every recorded July transaction

SCITUATE -- Four properties changed hands at recorded prices over the past month, topped by a $2.65 million sale on Michael Avenue, according to deeds filed with the Plymouth County Registry of Deeds. Five additional transfers recorded in the same period carried only nominal consideration and are not counted as market sales.

MARKET OVERVIEW

Nine deeds were recorded in Scituate between July 24 and Aug. 22. Of those, four carried a disclosed sale price, ranging from $1,105,000 to $2,650,000, with a median of $1,535,000. The remaining five transfers were recorded for nominal consideration and are excluded from price calculations. With just four priced sales in the period, the dataset is too small to characterize overall market activity as particularly active or quiet; it reflects a modest sample of high-value transactions.

20 Walnut Hill Dr sold for $1,745,000 on July 30. Jesse J. Kropelnicki and Christine M. Kropelnicki, as trustees, sold the property to Jonathan Swartz.

300 Gannett Rd sold for $1,325,000 on July 29. Joshua T. Lambert and Andrea Buccini sold the property to Augustin Jalenques Colinet Delabeau and Chloe Coates Delabeau.

33 Whittier Dr sold for $1,105,000 on July 24. Stephen Powell Jernberg and Christina L. Jernberg sold the property to Samantha E. Kinkead and Connor R. Kinkaid.
