Hanover Median Sale Price Tops $1 Million as August Deeds Post

HANOVER -- Nine deeds recorded at the Plymouth County Registry of Deeds between July 31 and Aug. 29 show Hanover's residential market anchored by a single sale that topped $2.7 million, while the broader market posted a median price above $1 million.

MARKET OVERVIEW Eight of the nine recorded transactions were market sales with a disclosed price; the ninth, at 154 Stonegate Lane, was a nominal-consideration transfer and is excluded from price calculations. Among the eight sales, prices ranged from $725,000 to $2,756,799, with a median sale price of $1,037,500. Eight sales in roughly a month is a modest but steady volume for a single town; the data does not permit comparison to prior periods or regional benchmarks.

TOP SALES The month's highest-priced transaction was 37 Cervelli Farm Dr., which sold for $2,756,799 on Aug. 11. The sellers were Melsi Xhengo and Edison Xhengo, as trustees; the buyers were Matthew R. Newton and Amanda D. Newton.

171 Rockland St. sold for $1,500,000 on July 31. The sellers were Robin B. Feltoon, as trustee, and Hollytree Realty Trust; the buyer was Holly Tree Properties LLC.

101 River Rd. sold for $1,249,900 on Aug. 3. The seller was Denise S. Torres; the buyers were Zachry H. Basnight and Sandra E. Jenkins.

117 Ledgewood Dr. sold for $1,150,000 on Aug. 6. The sellers were Paul M. Ivens and Colleen A. Ivens, as trustees; the buyers were Maureen Moore and Dennis Moore.

178 Main St. sold for $925,000 on Aug. 6. The seller was Kristen K. Regan; the buyers were Jordyn Gallant and Gregory Logue.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale this period, so no single-street cluster emerged. By price tier: four sales fell between $700,000 and $1 million, including 46 Tower Hill Dr. ($725,000), 40 Longwater Dr. ($785,000), 42 Willow Rd. ($915,000) and 178 Main St. ($925,000). Three sales fell in the $1 million to $2 million range: 117 Ledgewood Dr. ($1,150,000), 101 River Rd. ($1,249,900) and 171 Rockland St. ($1,500,000). One sale, 37 Cervelli Farm Dr., exceeded $2 million at $2,756,799.

MARKET NOTES Bed, bath and square-footage figures were not available in the deed records reviewed for this period, so no price-per-square-foot comparisons can be made. Two of the eight sales involved a trust-held seller transferring property to a limited liability company buyer: 171 Rockland St. (Hollytree Realty Trust to Holly Tree Properties LLC) and 46 Tower Hill Dr. (Martha A. Dooley Living Trust to Tower Hill LLC). The 154 Stonegate Lane transfer, which carried nominal consideration rather than a sale price, moved the property from Eric R. Winrow and Sarah J. Winrow to Eric Richard Winrow and Sarah Jane Winrow as trustees, a shared-surname transfer consistent with a family trust arrangement.
