Hanover August Sale Prices Cluster Tightly Around $850 Median Amid Nine Deed Transfers

HANOVER -- Nine properties changed hands in Hanover between July 31 and Aug. 29, according to newly recorded deeds, but only four listed a sale price, limiting what the data shows about the local market's overall direction.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine Hanover property transfers during the period. Of those, four disclosed a consideration amount, ranging from $725 to $925, with a median of $850 among the disclosed sales. The remaining five transfers, more than half the period's total, did not include a sale price in the deed record. A count of nine transactions is a moderate volume for a four-week window, but with just four of nine sales showing pricing, the data supports observations about individual transactions more than about the market as a whole.

TOP SALES 178 Main St. sold for $925 on Aug. 6. Kristen K. Regan was the seller; Jordyn Gallant and Gregory Logue were the buyers. 42 Willow Rd. sold for $915 on July 31. Mark J. and Heidi J. Crowley were the sellers; Jennifer McBrien and Samantha Oslowski were the buyers. 40 Longwater Dr. sold for $785 on Aug. 6. Cheryl T. Mambro was the seller; Jamie and Paul Burton were the buyers. 46 Tower Hill Dr. sold for $725 on July 31. Martha A. Dooley, trustee, and the Martha A. Dooley Living Trust were the sellers; Tower Hill LLC was the buyer. The five remaining transfers, at 37 Cervelli Farm Dr., 117 Ledgewood Dr., 154 Stonegate Ln., 101 River Rd. and 171 Rockland St., did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN No two sales during the period occurred on the same street. Transactions were recorded on Cervelli Farm Drive, Main Street, Longwater Drive, Ledgewood Drive, Stonegate Lane, River Road, Willow Road, Tower Hill Drive and Rockland Street, one sale per street. The four disclosed prices fell within a narrow $200 band, from $725 to $925, too tight a range to break into separate price tiers.

MARKET NOTES Several of the period's transfers involved trusts or limited liability companies rather than sales between unrelated individual buyers and sellers. At 154 Stonegate Ln., Eric R. and Sarah J. Winrow transferred the property to Eric Richard Winrow and Sarah Jane Winrow as trustees, a same-name transfer with no price disclosed. At 171 Rockland St., Robin B. Feltoon, trustee, and the Hollytree Realty Trust transferred the property to Holly Tree Properties LLC, also without a disclosed price. Two other transfers, at 37 Cervelli Farm Dr. and 117 Ledgewood Dr., involved sellers identified as trustees conveying to individual buyers with different surnames. Deed records for this period did not include bedroom, bathroom or square-footage figures for any property, so no price-per-square-foot comparisons are available.
