Bridgewater Home Sales Post $715,000 Median Amid Wide August Price Range

BRIDGEWATER -- Eleven property transfers were recorded at the Plymouth County Registry of Deeds for Bridgewater addresses between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $435,000 to $865,000 and a median of $715,000 among the seven transactions that listed a sale price.

MARKET OVERVIEW Of the 11 recorded deeds, seven included a disclosed consideration amount, ranging from $435,000 to $865,000. The median among those seven was $715,000. The remaining four transfers did not list a sale price, which the registry's deed data does not require in all cases. Eleven recorded transfers over a four-week span is a modest volume based on the raw count alone; the data does not include prior-period figures for comparison.

TOP SALES The highest-priced transaction was 47 Hale St., which sold for $865,000 on Aug. 21. Niko and Nikos Retzos sold the property to John Zammito III and Jordan Russell. The second-highest sale was 52 Oldfield Rd. at $825,000 on Aug. 17, sold by Keshaunda N. Chinn to Rayshawn Covvington. At 5 Jasmine Way, Scotland Meadows Estates LLC sold to Latrisha and Juan Antonio Vazquez for $736,000 on Aug. 17. At 40 Legge St., William H. and Madeline M. Ford sold to Kevin and Kaitlyn Sands for $715,000 on Aug. 14. Rounding out the top five, 285 Broad St. sold for $675,000 on Aug. 17, with Dustin O. Guevara and Kimberly Ann Dalton selling to Elida L. Soares Depina and Dara L. Soares Goncalves.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period, so no street-level clustering emerged. By price tier, four sales fell above $700,000: 47 Hale St. ($865,000), 52 Oldfield Rd. ($825,000), 5 Jasmine Way ($736,000) and 40 Legge St. ($715,000). Two sales fell in the $600,000-to-$700,000 range: 285 Broad St. ($675,000) and 6 Honey Ln. ($624,000), the latter sold by Samantha R. Compton, also listed as Samantha Rae Lacouture, to Ryan P. and Jillian L. Coene on Aug. 17. One sale, 418 Summer St., closed below $500,000 at $435,000 on Aug. 17, with Carol J. Mont selling to Austin Leblanc and Ariele McGrath. Four transfers, at 20 Sarah Dr., 145 Hayward Pl., 45 White Pines Rd. and 15 Beninati Farm Rd., listed no sale price.

MARKET NOTES Three of the four transfers without a disclosed price, at 20 Sarah Dr., 145 Hayward Pl. and 15 Beninati Farm Rd., moved property from individual owners into a trust bearing the same family name, a pattern common in estate planning. The fourth undisclosed-price transfer, 45 White Pines Rd., involved unrelated grantor and grantee names, Craig R. and Carlene Audette selling to Gail A. and William M. Mills II. One disclosed sale, 5 Jasmine Way, involved a corporate seller, Scotland Meadows Estates LLC, rather than an individual, distinguishing it from the other transactions in the period. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the 11 transfers.
