BROCKTON -- Ten property transfers were recorded at the Plymouth County Registry of Deeds for Brockton between Aug. 21 and Sept. 19, but only five carried a recorded sale price, led by a $2,850,000 commercial-style transaction on Copeland Street.

MARKET OVERVIEW Of the 10 recorded transfers, five included a sale price, ranging from $300,000 to $2,850,000, with a median of $490,000 among those five. The other five entries were nominal-consideration transfers, each under $10,000, and are not counted toward the price range or median because they do not represent market sales. With only five priced sales in the period, the dataset is too small to characterize the overall Brockton market as particularly active or quiet; it reflects a modest sample for the roughly four-week window.

TOP SALES 549 Copeland St. sold for $2,850,000, the period's highest recorded price, with Brockton Golf Realty Inc. as seller and Norton Land Co. LLC as buyer. 84 Emmet St. sold for $493,000, with Barbara Antoine and Gesner Antoine as sellers and Melissa A. Garcia as buyer. 145 Bates Rd. sold for $490,000, with Etelino Miranda as seller and Nephtalie Innocent and Jean Dervil as buyers. 69 Huntington St. sold for $425,000, with Matthew and Alix Lorenz as sellers and Kundrel and Marcella Austin as buyers. 31 Perkins St. sold for $300,000, with Perkins Street LLC as seller and JTC Realty LLC as buyer.

NEIGHBORHOOD BREAKDOWN No two priced sales shared a street name this period. By price tier, four of the five priced sales fell under $500,000: 84 Emmet St. ($493,000), 145 Bates Rd. ($490,000), 69 Huntington St. ($425,000) and 31 Perkins St. ($300,000). One sale exceeded $1 million: 549 Copeland St. at $2,850,000.
