Carver August Home Prices Span $165 To $950 With $575 Median

CARVER -- Thirteen property deeds were recorded in Carver between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $165 to $950 and a median of $575 among the seven transactions that included a consideration amount.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 13 property transfers in Carver during the four-week period. Of those, seven listed a disclosed sale price, ranging from $165 to $950, with a median of $575. The remaining six transactions, nearly half of all recorded deeds, did not disclose a consideration amount, which is typical for transfers into or within a trust. With disclosed prices missing from almost half the dataset, the recorded figures reflect only a partial picture of market value for the period; no comparison to prior months or statewide figures is available from this data.

TOP SALES

The highest-priced transaction was 8 Redtail Ln, which sold for $950 on Aug. 26. Lawrence A. Vanaria and Jacquelyn Vanaria, as trustees, sold the property to David R. Katz and Terry D. Katz.

16 Pond St sold for $805 on Aug. 14. Stephen M. Buffington and Janet M. Buffington sold the property to Shawn Alden and Selena Alden.

39 Leonard St sold for $650 on Aug. 20. Sellers Adreanna Lynne Medina and Javier Alberto Medina transferred the property to Kevin McLaughlin and Emily Noyes.

25 Main St sold for $575 on Aug. 24. Thomas R. Oneill sold the property to Austin J. Myette and Gary R. Myette.

1 B A Dr sold for $530 on Aug. 17. John J. Govoni Jr. sold the property to Matthew Wynott and Lakiesha J. Govoni.

NEIGHBORHOOD BREAKDOWN

Plymouth Street was the only street with more than one recorded transfer: 56 Plymouth St changed hands Aug. 25 with no price disclosed, and 144 Plymouth St sold for $165 on Aug. 17. No other street had multiple recorded sales during the period.

Among disclosed sales, two fell under $500: 144 Plymouth St at $165 and 11 Brockton Ave at $475. Three fell between $500 and $700: 1 B A Dr at $530, 25 Main St at $575 and 39 Leonard St at $650. Two exceeded $700: 16 Pond St at $805 and 8 Redtail Ln at $950.

MARKET NOTES

Six of the 13 recorded deeds, nearly half, were transfers in which the same individuals appear as both grantor and grantee in a trust capacity: 56 Plymouth St, 14 Doreen Way, 2 Franklin Rd, 5 Fairway Landing, 40 Meadow St and 25 Cedar Dr. None of these six disclosed a sale price. Deed records do not indicate the reason for these transfers.

The lowest-priced disclosed sale, 144 Plymouth St at $165, was a transfer between two limited liability companies, Moss Homes Solutions LLC and Renovations LLC, rather than individual buyers and sellers. No other transaction in the dataset involved an LLC on either side of the deed.

Beds, baths and square footage were not available in the deed records provided, so no price-per-square-foot comparisons can be made for this period.
