Carver home sale prices span $165,000 to $950,000 this period

CARVER -- Plymouth County deed records show 13 property transfers in Carver between Aug. 14 and Sept. 12, but fewer than half carried a market sale price, with six entries recorded as nominal-consideration transfers among family members or trusts rather than open-market sales.

MARKET OVERVIEW Of the 13 recorded transfers, seven carried a sale price, ranging from $165,000 to $950,000, with a median of $575,000 among those seven. The remaining six were nominal-consideration transfers, each for under $10,000, and are not counted in the price range or median. Taken on raw count alone, seven priced sales in a roughly four-week span is a modest but not unusual volume for a single Massachusetts town; six additional entries with prices still pending at the registry would, if filled in later, roughly double the dataset's sales count.

TOP SALES The highest-priced transaction was 8 Redtail Ln, which sold for $950,000. Lawrence A. Vanaria TR and Jacquelyn Vanaria TR were the sellers; David R. Katz and Terry D. Katz were the buyers. Next was 16 Pond St at $805,000, sold by Stephen M. and Janet M. Buffington to Shawn and Selena Alden. At 39 Leonard St, Adreanna Lynne Medina and Javier Alberto Medina sold to Kevin McLaughlin and Emily Noyes for $650,000. The 25 Main St property sold for $575,000, with Thomas R. Oneill as seller and Austin J. and Gary R. Myette as buyers. Rounding out the top five, 1 B A Dr sold for $530,000, with John J. Govoni Jr. as seller and Matthew Wynott and Lakiesha J. Govoni as buyers.

NEIGHBORHOOD BREAKDOWN Plymouth Street saw two separate transfers in the period: a nominal-consideration transfer at 56 Plymouth St between Brian M. Mondeau and Brian M. and Catherine Mondeau, and a $165,000 sale at 147 Plymouth St from Moss Home Solutions LLC to Renovations LLC. No other street had more than one recorded transfer. Among the seven priced sales, two fell under $500,000 (147 Plymouth St and 11 Brockton Ave, the latter at $475,000), three fell between $500,000 and $650,000 (1 B A Dr, 25 Main St and 39 Leonard St), and two topped $650,000 (16 Pond St and 8 Redtail Ln).

MARKET NOTES Six of the 13 recorded transfers, nearly half, were nominal-consideration transfers rather than market sales. In each of those six cases, the grantor and grantee share a surname and the grantee is listed as a trustee or trust, including Green Michael P TR and Green Erin K TR at 13 Great Meadow Dr, Mulready Jenna TR and the Mulready Family Irrevocable Trust at 14 Doreen Way, Mueller Eric F TR and Jennifer A TR at 2 Franklin Rd, Medeiros Jordan N TR and Bonnie L TR at 40 Meadow St, and Teresa M. Boucher TR and the Teresa M. Boucher Revocable Trust at 25 Cedar Dr. These are consistent with transfers within the same family or into a trust, based on the names alone. The lowest priced sale, 147 Plymouth St at $165,000, was also the only transfer between two limited liability companies, Moss Home Solutions LLC and Renovations LLC, distinguishing it from the other six priced sales, which were between individuals. Six of the seven priced sales still have no bed, bath or square footage data available from the deed records; that information is not part of the Plymouth County deed dataset.
