Main Street Deal Tops Lakeville Sales as Prices Span Nearly $1 Million

LAKEVILLE -- Four Lakeville properties changed hands at recorded prices between Aug. 14 and Sept. 12, led by a $1.4 million sale on Main Street, while three additional transfers recorded at the Plymouth County Registry of Deeds carried only nominal considerations and did not reflect market prices.

MARKET OVERVIEW The registry recorded seven property transfers in Lakeville during the period. Three of those carried nominal considerations under $10,000 and are not counted as market sales. Of the remaining four transactions with recorded prices, sale amounts ranged from $425,000 to $1,400,000, with a median sale price of $1,082,500. Four priced sales over a four-week span is a limited sample. The raw count alone does not support characterizing the period as especially active or quiet; it simply reflects what was recorded at the registry during this window.

TOP SALES The month's highest-priced transaction was 36 Main St, which sold for $1,400,000 on Aug. 17. Zoe LLC sold the property to Community Pet Resort Series LLC. Beds, baths and square footage were not available in the deed record.

6 Lakeville Business Park sold for $1,300,000 on Aug. 18. The seller was Frates Realty Trust, with Russell A. Frates listed as trustee, and the buyer was Loco Ryda LLC.

32 County St sold for $865,000 on Aug. 14. Heidi A. Ricciarelli, also listed in the record as Heidi A. Petrowicz, sold the property to Michael Carvalho.

4 Baker Ln sold for $425,000 on Aug. 17. Frederick Howard Jr. sold the property to Grant To Uncme LLC.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale during the period, so the four market transactions are grouped by price tier instead. Two sales exceeded $1 million: 36 Main St and 6 Lakeville Business Park. One sale fell in the $500,000-to-$1-million range: 32 County St. One sale was priced under $500,000: 4 Baker Ln.

Separately, three nominal-consideration transfers were recorded during the period on Parkhurst Drive, Paddock Hill Drive and an address listed only as Lakeville, MA in the record. Each involved a grantor and grantee sharing a surname or carrying a trust designation: Weiner, Cyr and Bebis, respectively. These are not counted among the priced sales above.

Three of the four priced buyers were limited liability companies: Loco Ryda LLC, Community Pet Resort Series LLC and Grant To Uncme LLC. The fourth priced sale, 32 County St, went to an individual buyer, Michael Carvalho. The deed data does not specify property type for any of the transactions, including whether listings are single-family, multi-family or commercial.

Three of the seven total transfers recorded in the period carried nominal considerations rather than market prices. In each case, the grantor and grantee names shared a surname or included a trust designation, Weiner, Cyr and Bebis, a pattern consistent with transfers within a family or into a trust. The deed data does not indicate the reason for these transfers.
