Four Abington homes sell for disclosed prices as median reaches $762,500

ABINGTON -- Four properties changed hands at disclosed prices in Abington between Aug. 7 and Sept. 5, while nine other recorded deeds were nominal-consideration transfers, several involving the same owners moving property into trusts.

MARKET OVERVIEW Thirteen deeds were recorded in Abington during the period, but only four carried a disclosed sale price, ranging from $450,000 to $1,030,000. The median among those four priced sales was $762,500. With just four priced transactions and nine nominal-consideration transfers, the raw count suggests a quiet period for arm's-length sales, though prices for some of the nine transfers without consideration figures may still post to the registry in the coming days.

TOP SALES The highest-priced sale was 26 Crabtree Lane, which sold for $1,030,000 on Aug. 21. Steven J. Maguire and Keri L. Maguire sold the property to John Hardiman and Krislyn Hardiman. Bed, bath and square footage figures were not available from the deed record. 13 Mahoney Circle sold for $900,000 on Aug. 28. Luis A. Fleites and Julie A. Fleites sold the property to Daniel Jeremiah Sullivan and Daniel Sullivan. 590 Bedford Street sold for $625,000 on Aug. 27. Bedford Street LLC sold the property to DiNatale Realty LLC. 70 Groveland Street sold for $450,000 on Aug. 24. Michael A. Glick and Lima sold the property to Jameela Malcolm.

NEIGHBORHOOD BREAKDOWN Bedford Street saw two recorded transfers in the period: the $625,000 sale at 590 Bedford Street and a nominal-consideration transfer at 890 Bedford Street from Bryan C. Needle and Robert J. Needle Jr. to Bedford Falls LLC. By price tier among the four disclosed sales, one fell under $500,000 (70 Groveland Street), two fell in the $500,000-to-$1-million range (590 Bedford Street and 13 Mahoney Circle), and one exceeded $1 million (26 Crabtree Lane).

MARKET NOTES Nine of the 13 recorded deeds, more than two-thirds, were nominal-consideration transfers rather than market sales. Several of these moved property between an individual and a trust or revocable trust bearing the same surname, including 53 Broadmeadow Lane (Glover Family Trust), 89 Captain Standish Drive (John F. Two other nominal-consideration transfers, at 306 Washington Street and an unspecified Abington address, involved family members sharing a surname (McCurdy and Muniz, respectively). The 890 Bedford Street and 69 Park Avenue nominal transfers involved LLCs and a realty trust rather than individual family names. No bed, bath or square footage data was available for any property in this period, so no price-per-square-foot comparisons could be made.
