Disclosed Hanover Home Prices Stay Within Narrow Band This Period

HANOVER -- Ten property deeds were recorded in Hanover between July 24 and Aug. 22, but only three carried a disclosed sale price, and six of the ten transfers moved property from individual owners into trusts bearing the same family name.

MARKET OVERVIEW Plymouth County recorded 10 deed transfers for Hanover addresses during the period. Of those, three disclosed a sale price, ranging from $660 to $915, with a median of $700. The other seven transfers, most involving family trusts or same-owner transfers, did not include a disclosed consideration amount, which is standard for that type of deed filing. Because 70% of the period's recordings lack pricing data, the raw count of 10 overstates the volume of arm's-length home sales; based on disclosed prices and buyer/seller name changes, closer to four transactions appear to represent open-market sales.

TOP SALES The highest-priced disclosed sale was 42 Willow Road, which sold for $915 on July 31. Sellers Mark J. Crowley and Heidi J. Crowley transferred the property to buyers Jennifer McBrien and Samantha Oslowski. At 42 Tyler Lane, the Hult Trust, with Joseph R. Hult Sr. as trustee, sold the property for $700 on July 29 to Joseph and Casey Moussalli. The third disclosed sale, 36 Monroe Road, sold for $660 on July 24; sellers David R. and Lindsay T. Brissenden transferred the property to buyers Tam Le and Uyen Baotruc Pham. No bed, bath, or square footage data was available for any of the recorded transfers.

NEIGHBORHOOD BREAKDOWN No street in the dataset recorded more than one transaction during the period; the 10 deeds span 10 different addresses with no clustering by street. Among the three disclosed-price sales, one exceeded $900 (42 Willow Road), one was at $700 (42 Tyler Lane), and one fell below $700 (36 Monroe Road). In each case the grantor and grantee share a last name, and none of these six transfers disclosed a sale price. These filings reflect ownership restructuring rather than a change in occupant, though the underlying reason for each is not stated in the deed record. One additional undisclosed-price transfer, 108 Deerfield Lane, involved a change in surname between seller Michelle Zupancic and buyers Lee and Laurie DeVries, indicating a sale between unrelated parties despite the missing price figure. Property type, either single-family, condominium or multi-family, is not specified in the deed data for any transfer.
