Hanson Home Sales Cluster Between $600,000 And $860,000 In July

HANSON -- Three properties changed hands in Hanson between July 17 and Aug. 15 at prices ranging from $600,000 to $860,000, while five additional deed transfers recorded during the same period involved nominal consideration and were not market sales.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded eight transfers affecting Hanson properties during the period, but only three carried a disclosed sale price: $600,000, $625,000 and $860,000. The median of those three sales is $625,000. The remaining five transfers were nominal-consideration transactions, each recorded for $10,000 or less, and are not counted in the price range or median. With only three market sales recorded, the period reflects a limited sample, and no broader trend can be drawn from the raw count alone.

TOP SALES The highest-priced sale was 24 Meadow Lane, which sold for $860,000 on July 20. Peter O. Barnett and Tanya M. Barnett sold the property to Brendan Burns and Jillian Savoie. Bed, bath and square footage figures were not available in the deed record.

The second-highest sale was 468 Gorwin Drive, which sold for $625,000 on July 21. John Deltufo, trustee, and Kelly Kurkul, trustee, sold the property to Nicholas Thomas Villanueva and Kendall Nichole Trahan.

The third sale was 733 Monponsett Street, which sold for $600,000 on July 17. Kevin Perkins, trustee, and Monponsett Realty Trust sold the property to Erick Gene Almeida and Raiane Demelo Ferreira.

NEIGHBORHOOD BREAKDOWN The three market sales occurred on three different streets, Meadow Lane, Gorwin Drive and Monponsett Street, with no overlapping street names among them. All three fell within a single price tier: between $500,000 and $1 million. No sales below $500,000 or above $1 million were recorded during the period.

MARKET NOTES Of the eight total deed transfers recorded in the period, five were nominal-consideration transactions rather than market sales. Four of those five show a shared surname or trust designation between seller and buyer, including a transfer from Scott and David Siereveld to a trust bearing the Siereveld name, a transfer from Gregory and Paula Collins to a trust bearing the Collins name, a transfer from Joanne Re and Andrew Sedensky to the Reed Street Irrevocable Trust, and a transfer from Silvia Mauerhofer to the Bay State Circle Realty Trust. The fifth nominal transfer, recorded July 17, moved a parcel on Whitman Street from Eversource Gas Co. of Massachusetts and Eversource Energy to the town of Hanson. Deed records for this period did not include square footage, bedroom or bathroom counts, so no price-per-square-foot comparison or property-type breakdown can be made for the three market sales.
