Disclosed Kingston sale prices cluster in narrow band this month

KINGSTON -- Plymouth County Registry of Deeds records show 10 property transfers in Kingston recorded between July 31 and August 29, but only half of those deeds carried a disclosed sale price, limiting what the data shows about the broader market.

Of those, five deeds disclosed a sale price, ranging from $770 to $999, with a median of $800 among the disclosed sales. The other five transactions, exactly half, listed no consideration amount, which is common for deed records and does not necessarily indicate anything about the transaction itself. TOP SALES The highest disclosed sale was a Kingston property (street address not specified in the deed record) that transferred from Briarwood Construction Corp. to Timothy Bent Jr. and Megan Bent for $999, recorded Aug. 7. At 129 Elm St., the Nancy Balboni Family Trust, with Nancy Balboni as trustee, sold to Lincoln Faria for $830, recorded Aug. 7. At 61 Nobadeer Cir., Linwood F. Hess and Linda M. Hess sold to Stephen J. Pettinelli and Allyson Silva for $800, recorded Aug. 10. At 64 Wapping Rd., David M. Cole and Nancy J. Cole sold to Jeffrey Nagle and Kathryn Nagle for $775, recorded July 31. At 29 Walter Furnace Rd., Kirk S. Coupland and Megan S. Coupland sold for $770, recorded Aug. 4; no buyer name was listed in the record.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no street-level clustering emerged this period. All five disclosed sale prices fell within a narrow band, from $770 to $999, placing every disclosed transaction in the same low tier relative to one another.
