Rochester priced home sales cluster near $800,000 median in August period

ROCHESTER -- Eleven property transfers were recorded at the Plymouth County Registry of Deeds for Rochester between July 31 and August 29, with six carrying a recorded sale price and five marked as nominal-consideration transfers. The six priced sales ranged from $577,000 to $859,000, with a median of $804,950.

TOP SALES

The highest-priced sale was 28 Marion Rd, which sold for $859,000 on Aug. 28; the deed lists Bernardo Nelson as seller and Lauren E. Stevens as buyer. Close behind, 247 Braley Hill Rd sold for $855,000 the same day, with Oliveira Investment Inc. as seller and Xerxes Robert Silva as buyer. The third-highest sale was 351 County Rd, which sold for $850,000 on Aug. 11; sellers Lisa Tobin and Jason M. Tobin conveyed the property to Ted Knopf and Clarisa Carmen Knopf. Rounding out the top five, 127 County Rd Lot 9 sold for $759,900 on July 31, with Sarajon Realty LLC as seller and Christopher S. Moniz as buyer, and 31 Cross Rd sold for $739,900 on Aug. 13, also with Sarajon Realty LLC as seller, to buyers Shane and Tanisha Galus.

NEIGHBORHOOD BREAKDOWN

County Road saw two transactions in the period: 351 County Rd ($850,000) and 127 County Rd Lot 9 ($759,900), the latter sold by the same entity, Sarajon Realty LLC, that also sold 31 Cross Rd. By price tier, three of the six priced sales exceeded $800,000: 28 Marion Rd, 247 Braley Hill Rd and 351 County Rd. Two fell in the $700,000-$800,000 range: 127 County Rd Lot 9 and 31 Cross Rd. One sale, 433 Rounseville Rd at $577,000 on Aug. 4, was the only transaction below $600,000, with McNamara Zhyldyz as seller and Nathan Dacosta and Adelina Botelho as buyers.

MARKET NOTES

No bedroom, bathroom or square-footage figures were available in the deed data, so no price-per-square-foot comparisons can be made. Sarajon Realty LLC appeared as the seller in two of the six priced transactions, both on County Road or Cross Road, accounting for a third of the period's market sales. The five nominal-consideration transfers, which are not counted in the sales figures above, include several where the grantor and grantee share a surname or list a trust: 33 Bennett Rd moved from Donna J. A fourth, 25 Springwood Dr, transferred between the same two individuals, Leonor Rodriguez and Claudia Bellando, on both sides of the deed. The fifth, an unaddressed Rochester parcel, moved from Connet Woods LLC to Double M Cranberry Inc. for nominal consideration; the deed data does not indicate a family or trust relationship between the two entities.
