Disclosed Sale Prices Span $451 to $965 in August Deed Filings

MATTAPOISETT -- Nine property transfers were recorded in Mattapoisett between Aug. 7 and Sept. 5, but only three deeds listed a sale price, limiting what conclusions can be drawn about the month's housing values.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine transfers in Mattapoisett during the period. Of those, three included a disclosed consideration amount, ranging from $451 to $965, with a median of $840. The remaining six transfers, two-thirds of the month's total, listed no sale price, which is common for deed data involving family or trust transfers. With disclosed pricing available for only a third of recorded transactions, the period offers a limited window into market values; the raw count of nine transfers is a modest total for a single month.

TOP SALES Because only three of the nine recorded deeds disclosed a sale price, the top sales list below reflects all of them, ranked from highest to lowest. Bed, bath and square footage figures were not available in the deed data.

4 Pocohontas Way sold for $965 on Aug. 14. The sellers were Anthony E. Costa and Allison B. Costa; the buyers were Kate L. Williams and Nathan P. Williams.

1 Ocean Drive sold for $840 on Aug. 21. The sellers were Andrew T. Perron and Rachel Lee Perron; the buyers were Lawrence J. Pitman and Kerry L. Pitman.

19 Fairhaven Road sold for $451 on Aug. 14. The seller was Simon Realty LLC; the buyer was Fairhaven Rd LLC.

NEIGHBORHOOD BREAKDOWN Pine Street accounted for two of the nine transfers, both recorded Aug. 19: 5 Pine St. and 4 Pine St., each moving from individual ownership to a trust held by the same two names, Clint Paddock and Ann Marie Rich, as trustees. Price was not disclosed for either. No other street had more than one recorded transfer in this period. Among the three disclosed sales, prices ranged from $451 to $965, with no clear geographic pattern linking price level to location given the small sample.

MARKET NOTES Six of the nine recorded transfers, including the two Pine Street deeds, moved property into a trust or between family members with the same or similar names on both sides of the transaction, a pattern common in estate planning that does not by itself indicate a market sale. These include 2 Marina Dr. (Joseph T. DeLeo to the Joseph T. DeLeo Irrevocable Trust), 104 Angelica Ave. (Ashley R. Sylvia to Ashley R. Sylvia and Kenneth Sylvia), 11 Bay View Ave. (Paul A. and Phyllis L. Silva to themselves), and 12 Dupont Dr. (Robert G. and Diane M. Gale, as trustees, to Martha M. and David H. Harvey). One transfer, 19 Fairhaven Road, moved between two limited liability companies, Simon Realty LLC and Fairhaven Rd LLC. No square footage or bedroom/bathroom data was available in any of the nine deed records, so no price-per-square-foot comparisons could be calculated this period.
