Four priced sales in Mattapoisett span $451,000 to $1,150,000 in August

MATTAPOISETT -- Nine property transfers were recorded for Mattapoisett between Aug. 7 and Sept. 5, according to Plymouth County Registry of Deeds data. Of those, four carried a recorded sale price, led by a $1,150,000 transaction on Dupont Drive, while the remaining five were nominal-consideration transfers that moved property between parties with the same or related names rather than open-market sales.

MARKET OVERVIEW Four of the nine recorded transfers show a sale price, ranging from $451,000 to $1,150,000, with a median of $902,500. The other five entries were recorded as nominal consideration, typically $1 to $10,000, and are not included in the price range or median because they do not reflect market value. With only four priced sales and five non-sale transfers in the period, the raw count suggests limited market-rate transaction volume for the month, though more prices may still post to the registry for the five pending or nominal entries.

TOP SALES The highest-priced sale was 12 Dupont Drive, which sold for $1,150,000 on Aug. 14; the seller was listed as Robert G. Gale Trust and Diane M. Gale Trust, and the buyers were Martha M. Harvey and David H. Harvey. The second-highest sale was 4 Pocohontas Way at $965,000 on Aug. 14, sold by Anthony E. Costa and Allison B. Costa to Kate L. Williams and Nathan P. Williams. Third was 1 Ocean Drive at $840,000 on Aug. 21, sold by Andrew T. Perron and Rachel Lee Perron to Lawrence J. Pitman and Kerry L. Pitman. The fourth priced sale, 19 Fairhaven Road, sold for $451,000 on Aug. 14, with Simon Realty LLC as seller and Fairhaven Rd LLC as buyer. These four transactions are the only ones in the dataset with a recorded sale price; the remaining five properties had no market sale price in the registry.

NEIGHBORHOOD BREAKDOWN Pine Street accounted for two of the nine transfers, both recorded Aug. 19 at 4 Pine Street and 5 Pine Street; both were nominal-consideration transfers from Clint Paddock and Ann Rich (Ann Marie Rich) to Clint Paddock Trust and Ann Marie Rich Trust. No other street had more than one recorded transfer in this period. Among the four priced sales, three fell in the $800,000-to-$1,150,000 range (Dupont Drive, Pocohontas Way, Ocean Drive) and one fell under $500,000 (Fairhaven Road). In each of those cases the grantor and grantee shared the same name or a matching surname, consistent with a trust or family-related transfer, though the registry data does not indicate the reason for the transfer. The Fairhaven Road sale involved two business entities, Simon Realty LLC as seller and Fairhaven Rd LLC as buyer, the only transfer in the period between two LLCs rather than individuals. Beds, baths and square footage were not available in the deed records for any property, so no price-per-square-foot comparison could be made this period.
